It’s been an unusual 10 days in Three Sixty with the usual very few homes available situation almost instantaneously turning13125 Central Ave. Hawthorne, CA 90250 in Three Sixty South Bay into an abundance.

Good news for buyers and bad news for the sellers……

In the span of just about a week there were four 2 bedroom single level condos in the Flats for sale at the same time as well as a studio/1 bedroom and a 3 bedroom townhome. As of yesterday one of the condos went pending as well as the 3 bedroom townhome in the Courts. The Courts escrow wasn’t surpising as it was the only townhome and only 3 bedroom on the market so it wasn’t really competing with the others.

The two homes that just went pending were the 3 bedroom townhome located at 13220 Central Avenue Unit#102 which was priced at $1,175,000 and one of the 5 condos. That home was a fairly rare “Residence 2” layout located at 13126 Union Ave # 202, which was listed at $925,000.

2021 Year in Review – See All of the Homes that Sold in Three Sixty This Past Year

As we recently noted, 2021 was not only a great year for home sales in the gated community of Three Sixty in Hollyglen, Hawthorne….it was the first year in which the average price of the homes that sold exceeded $1,000,000.  There were 43 on market360 open houses home sales, with several others selling off market, during 2021.  The median list price was $1,009,000 and the median sold price was just over $1,047,000.

Homes averaged only 11 days on the market before going into escrow which is an incredible stat.  The lowest price sale of the year was $625,000 for a studio condo in the Flats(marketed as a one bedroom) with just under 1,000 square feet and the highest price sale of the year was $1,650,000 for a very large single family style home in the Terraces.  Take a look below at all of the homes that sold last year!

Average Home Price in Three Sixty Tops $1.0M in 2021!!

For the first time ever the average sales price of the homes, townhomes and condos that sold in Three Sixty exceeded the $1,000,000 mark.  Of the 43 on MLS sales during 2021 the average “list” price was just over $1,009,000 with the average sold price just over $1.047,000.   See how the average home prices in Three Sixty South Bay has changed over the years.
