The local real estate market was impressive once again last month with with 21 home sales in September which was even higher than the impressive 20 in August. 4 of the 21 homes that sold were in Three Sixty South Bay which is the highest number of monthly sales in a long time. (highlighed below in orange)

The average sold price in Hawthorne in September was $1,008,857. Homes sold at 100.6% of the asking price. $673 was the average per foot and homes averaged 44 days on market before going into escrow.

The Three Sixty real estate market may be shifting slightly with another home quickly selling in the gated community.

Listed at $1,119,000 this fairly well located “Residence 1” layout sold after only a week on the market. The two bedroom townhome featured a street facing location it’s brighter than most.

This was an impressive sales price given that the last sale of the same floorplan sold at $1,050,000 although the location of this was far superior.

Top Floor One Bedroom Condo Sells after 90 Days on Market

1 bedroom single level condo in Three Sixty Reduces price to $850,000

Congrats to buyers and sellers alike on this one. The rare top floor condo suffered a bit from a market slow down but just closed at $825,000. The home was originally listed at $950,000 (which we thought was well above value at the time) and after a series of price reductions just closed escrow. The top floor units are always at a premium but the original number of $950,000 seeemed WAY out of line given the previous top floor one bedrooms sold at $760,000 and $775,000. That said we think that the seller ended up with a solid price given the market.

The home was listed by Michelle Zabukovec of Redfin Corporation.

The single level condo offered a top floor location (nobody above, a bit of a neighborhood view and a larger deck) with approximately, 1,326 square feet. The home appears to be in nice condition with some upgrades that include quartz counterops in the kitchen, stainless appliances, dark laminate flooring and more.
