Wow….what a month it was in Three Sixty with 9 closed home sales. It was a big month and it’s been a big year. The median “list” price for the month was $875,000 and the median “sold” price was $877,000 meaning that homes generally sold higher than the list price. Given the extremely short 10 days on the market before selling, it’s clear that the demand remains strong and it’s still very much a market that favors sellers.

2020 Home Sales in Three Sixty
Keep current with the latest real estate news and information in the gated community of Three Sixty South Bay. There have been very few homes come up for sale but the few that have seem to be setting new records for price. The recent sale of 12921 Mission #107 at $940,000 and 5550 Strand #106 at $960,000 were significant increases from the prior sales of these sale layouts in the Townes. Both were residence 3 townhomes in the Townes. The two prior sales of these layouts were at $900,000 and $910,000. See all of the most recent sales below.

Recent Three Sixty South Bay Sales and Current Escrows
We’ll have to do a bit of research but September 2019 has to be the highest number of home sales in 360 South Bay since the community was first developed and all of the new construction homes originally sold. Three Sixty South Bay saw 10 homes close escrow during the month which is astounding…especially given the fact that there were no sold homes in August. According to top realtor and 360 specialist Keith Kyle “there were only 24 total home sales in Three Sixty from the beginning of the year until the beginning of September, so to see 10 sales in one month is pretty incredible.”

The real estate market in the gated community of Three Sixty seems to be picking up a bit of steam after a surprisingly slow summer, as two properties that have been available for quite a while have now both gone into escrow. This may be a good indicator for home sellers as this may impact the sale of the remaining homes as well. According to top 360 realtor Keith Kyle, “Three Sixty is a fickle market with buyers often waiting to see what other buyers will do. Occasionally homes sit on the market and once one or two of them sell, it seems to motivate other buyers to pull the trigger as they think that they might miss out”
The townhome at 5565 Ocean #106 had been on the market for over 130 days before going into escrow. The other townhome was at 5553 Coral #105 and despite quite a bit of interest and a number of offers, it also was on the market much longer than anticipated. This home also went into escrow within a week of the home on Ocean. As that was our listing we are a little biased but it was a great home in a very nice location and should have sold long ago.
