One of the reasons that prices have continued to go up in 360 is that the demand for homes in the gated community never seemed to slow.  While demand is still strong there’s no doubt we’re in a bit of a slowdown in the 360 real estate market.  One thing that may finally settle the incredible “sellers”  market down a bit is an increase in available homes.  That seems to be changing and as of 3/15/19 there are 7 homes for sale in 360.  That’s far more than we’ve seen in the past few years and we’re aware of at least two other upcoming listings.

Buyers Being Able To Negotiate?

One of the challenges for buyers in the past years is that with the demand and number of other buyers, there has been very little ability to negotiate.  In a normal “balanced” market things are on a relatively even terms.  Homes sit on the market for a while, and buyers have the ability to try and negotiate good terms, whether that’s a good price or whether thats other items like repairs, timeframes, etc.

2019 has started off strong in the gated community of 360 South Bay with a number of home sales along with the current homes for sale. Through March 13 there have already been 6 closed escrows.  The highest price so far for the year was 5542 Palm Drive which was a 4 bedroom single family style detached home in the Terraces which closed at $1,215,000 early in January.  The lowest sale so far has been a 2 bedroom in the Court which closed at $765,000 on March 3rd.  See all of the closed sales below.

Inventory on the Uptick – 5 Homes Currently on the Market With Two Off Market Listings Coming

2019 is finally seeing a bit of an increase in the number of homes for sale in Three Sixty South Bay.  As of 3/5/19 there are now 5 current listings with 2 additional homes soon to come on the market.  The current homes for sale offer a very nice variety of styles and floorplans with the newest listing being a single family style Terrace home at 5564 Palm.  The 4 other homes for sale run the gamut from a 1 bedroom in the “Lofts” (which is quite rare), a 2 bedroom in the Flats, a second Terrace single family and a very large townhome in the Row.  The homes soon to come on the market are a 3 bedroom in the Townes and a 2 bedroom in the Flats

As of 2/26 we now have 4 homes for sale in 360 South Bay with another few coming in the near future.  The latest listing is a 2 bedroom, one level condo in the Flats located at 13029 Central Ave # 303. This is a beautiful residence 3 floorplan with approximately 1,350 square feet (builder specs show 1,424)*.

Although it has somewhat of an interior location with views overlooking some of the other Flats buildings, the 3rd floor location puts you well above street level with a bit of a view. Currently 3 Very Different Layouts for Sale in 360 South Bay

**See updated information on the current 360 South Bay homes for sale**As of this post (2/23) there are three active homes for sale in 360 South Bay.  That’s not all that uncommon but the current listings are all quite a bit different.  Here’s what we currently have:

    • 5550 Boardwalk Dr  Unit#105 – This 1 bedroom is in the Lofts which is very rare.  The builder decided not to build more than one of the “Lofts” buildings so there are only a few units and they are, by far, the most unique in the complex.  This unit is currently listed at $695,000 and offers 1 loft style bedroom, 1 1/2 baths and approximately 1,149 square feet*.  HOA dues for the unit are $350 a month*  and is listed with Shoshana Shamoeil with SGE Real Estate.  Ironically another very similar unit, which is again very rare to see, just recently sold at $690,000
    • The newest listing is at 5441 Ocean Dr #101 and is a corner unit in the “Row”.  With high ceilings and a balcony, this residence 3  floorplan offers a very different feel from most of the middle units in the row.  Featuring 2,040 square feet* with 3 beds and 3 baths the home is currently listed at $1,099,000.  HOA fees for this unit are $421 a month* and is listed with David Brizendine of Compass.

That Was Quick. 12913 Mission Avenue Unit #105 Pending in Less than a Week

The recent listing at 12913 Mission Avenue Unit #105 certainly didn’t last long. This plan 1 in the Townes came on the market on January 24th at a price of $874,000 and was listed with Maggie Ding of Re/Max Estate Properties. 2018 Year in Review – 360 South Bay Real Estate Recap

What a year it was in 360 South Bay.  Prices continued to skyrocket, demand never seemed to ease, and the real estate market in this gated community just keeps getting stronger.  Overall there were 45 on market home sales with an average sales price of just under $913,000 while the average list price was $900,000….meaning the norm in the community was for homes to sell over their list price….which was pretty astounding.

The lowest price sale of the year was $572,000 for an 890 foot studio in The Flats.  The high price of the year was $1,300,000 for a 4 bedroom single family style home in the Terraces.  The median price per foot was $548.

Is the Market Changing? 6 Homes for Sale in 360 South Bay

It’s too early to tell if it’s just a cooincidence that home inventory in 360 is on the rise, or if the market is changing a bit, but either way it should benefit home buyers in this gated community.  In past years it was the norm to see a slow down in December around the holidays but that hasn’t been the case in the past few years.

6 homes on the market!

As of 12/12 there are now 6 active homes for sale in Three Sixty which hasn’t been the case all year long.  The current homes for sale also range in prices and floorplans with a number of condos in “The Flats”, several townhomes and a detached single family “Terrace” home.
