What’s Happening in the Hawthorne Real Estate Market?

October 2022 real estate report and recap for homes in Hawthorne CA. 

October 2022 was a slower real estate market compared with October 2021.  There were 54 homes for sale in Hawthorne last month compared with 28 last year which means inventory is starting to sit for a while.  Only 18 homes went into escrow compared with 31 in 2021 and only 15 homes sold in October 2022 compared with 43 last year!.  Median prices were up however with a median home price of $928,000 compared with $810,000 last october.

This Is No Longer The Market for Restrictive Showing Instructions

The way the real estate market has been over the past few years, sellers could pretty much call all of the shots.  From pricing too high, to360 open houses really limiting the showings……buyers would still flock to put in an offer.  At the moment things have shifted and it’s imperative for sellers to make it as easy to show as possible….and important for listing agents to stress that point.  We’ve seen a number of homes sit on the market for quite a while in the recent months with others reducing their prices and some eventually pullled off of the market and one common theme seems to be that they are not easy to go and see.

Whether it’s requiring buyers to provide a preapproval letter or proof of funds to gain access, or requiring 24 hour notice, sellers needing the listing agents to be present, or no open houses….it just dramatically limits the number of buyers seeing the home and potentially having interest.

In the market of 6 months ago sellers could get away with this, but that no longer seems to be the case.  Sellers need to understand that limiting the traffic through a home on the market may likely lead to very few people seeing it.

I’ve worked with many a seller that think open houses are only for “lookie loos” and every prospective showing needs proof that they are viable…..that’s all fine and good but the bottom line is that the easier it is to show the more likely it is to sell.

Real Estate In Nearby El Segundo – September Home Sales

Despite what some people think, the gated community of Three Sixty is in the Hollyglen neighborhood of Hawthorne and is not partWaypointe El Segundo townhomes of nearby El Segundo.  Having said that home buyers are often interested in both areas due to location, school systems and more so it’s good to occassionally check out the El Segundo real estate market.  September 2022 was a bit on the slow side compared with previous summer months with 9 SFR, townhome and condo sales.

The average “asking” price of the homes that sold was $1,452,656 with the average sold price at $1,408,833 meaning that homes generally sold below the list price. The average price per foot for sold homes was $805 and homes averaged an impressive 9 days on market before going into escrow.

The community of Three Sixty South Bay is in the neighborhood of Hollyglen….and the city of Hawthorne CA so it’s good to keep an eye on the overall real estate market.

August was a great month for Hawthorne home sales with 31 closed sales during the month.

The average “asking” price was $849,445 with the average sold price at $864,061 meaning that, in general, homes sold higher than the list price. The average price per foot was $697 and average days on market was a very short 24 before going into escrow.

Is staging a home worth it?

Needless to say home sellers are interested in maximizing the sales price of their home while minimizing costs.   Home staging is one of those potential costs and many sellers question whether it’s worth it.

The answer depends on the situation as many home owners have their home looking like it’s staged so hiring a professional stager isn’t necessary.  In most cases it’s definitely worth it.  From far more compelling photos to creating a real sense of home when a buyer walks through, it can mean the difference between selling or not and can make a big difference in price.  Most of the time you’ll get far more in sales price than spent on staging.   Staging has been proven to sell a home for more money….in less time. Although staging is not for every home, I will guide you through the decision of choosing staging vendors or virtual staging.

Staging can serve a number of purposes…..it can make small spaces look larger, it can “depersonalize” the house so that buyers can envision it being “their” home and not someone elses, it can create inviting spaces and removes some of the clutter we all have in our lives.
