Needless to say home sellers are interested in maximizing the sales price of their home while minimizing costs.   Home staging is one of those potential costs and many sellers question whether it’s worth it.

The answer depends on the situation as many home owners have their home looking like it’s staged so hiring a professional stager isn’t necessary.  In most cases it’s definitely worth it.  From far more compelling photos to creating a real sense of home when a buyer walks through, it can mean the difference between selling or not and can make a big difference in price.  Most of the time you’ll get far more in sales price than spent on staging.   Staging has been proven to sell a home for more money….in less time. Although staging is not for every home, I will guide you through the decision of choosing staging vendors or virtual staging.

Staging can serve a number of purposes…..it can make small spaces look larger, it can “depersonalize” the house so that buyers can envision it being “their” home and not someone elses, it can create inviting spaces and removes some of the clutter we all have in our lives.

5515 Palm – 3 Bedroom Freestanding Terrace Home Hits the Market

The newest listing to hit the market  in Three Sixty is a residence 3 freestanding Terrace home priced at $1,389,000.  This layout features the living, dining. powder and kitchen on the first level along with the attached 2 car side by side garage.  As it shares the level with the garage the living room areas are on the smaller side but the builder made good use of the space with a large kitchen island that creates a nice open layout.  The second level offers all three bedrooms with a primary suite, 2 guest bedrooms and a shared bath.  There is also a “loft” space for a small sitting area or office.  The top floor has a fantatic social room….ideal for a home office, watching the game, second living room or even a guest suite.  The one drawback (as is the case with all of the Terrace units) is that the builder did not put a bathroom on the top level.  One of the real highlights of the Terrace homes is the spacious outdoor deck off of the third floor room which makes this top level the place to be.

As with all of the homes and condos in Three Sixty the home enjoys air conditioning and is part of the award winning Wiseburn School District.

*As with all of the condos in Three Sixty the square footage shows larger on the original builder plans than the tax records. While we haven’t been through this home we believe it is a residence 5 layout with builder data showing 1,654 sq feet

See the Home Prices in Hollyglen During April

One of the aspectst that makes the gated community of Three Sixty South Bay so sought after is the fact that it’s in the neighborhood of Hollyglen and serviced by the award winning Wiseburn School District.  On that note it’s great to see what the rest of the Hollyglen/Del Aire real estate market is doing.  It was a great month for the real estate market of Hollyglen and Del Aire in the South Bay city of Hawthorne CA.   There were 13 closed sales during the month compared with 12 in March.

The average “asking” price was $1,107,615 with a median “sold” price of $1,182,154 meaning that most homes sold WAY above the asking price. The median price per foot was $868.

Two of the sales were in  Three Sixty.  One was a smaller 2 bedroom condo in The Flats that sold for an incredible $1,065,000 (timing is everything as that would likely not have been the case now with 5 two bedroom condos currently for sale) and the other was a rare 2 bedroom in the Lofts located at 5550 Boardwalk #104 that closed at $1,080,000.

2 Of 6 Dominos Fall – 4 Condos Still on the Market in Three Sixty

It’s been an unusual 10 days in Three Sixty with the usual very few homes available situation almost instantaneously turning into an abundance.

Good news for buyers and bad news for the sellers……

In the span of just about a week there were four 2 bedroom single level condos in the Flats for sale at the same time as well as a studio/1 bedroom and a 3 bedroom townhome. As of yesterday one of the condos went pending as well as the 3 bedroom townhome in the Courts. The Courts escrow wasn’t surpising as it was the only townhome and only 3 bedroom on the market so it wasn’t really competing with the others.

The two homes that just went pending were the 3 bedroom townhome located at 13220 Central Avenue Unit#102 which was priced at $1,175,000 and one of the 5 condos. That home was a fairly rare “Residence 2” layout located at 13126 Union Ave # 202, which was listed at $925,000.

Since There’s Nothing For Sale in 360……New 2 Bedroom in Nearby Fusion Hits the Market

Since there’s nothing currently on the real estate market in Three Sixty as of 3/31 we wanted to tell you about another option for those looking for something in the Hollyglen neighborhood of Hawthorne.  Just down the street from 360 is the smaller gated community of Fusion South Bay.  The newest townhome listing in Fusion just recently hit the market.  This is a beautifully updated 2 bedroom  E floorplan townhome located 5406 w 149th Pl #14 and is priced at $929K.  The E layout is a fairly popular floorplan as most spaces and rooms are fairly large and the living room offers high ceilings giving it wonderful natural light.

This beautiful townhome has been extensively updated and is not your typical original builder finishes.  Updates include cabinetry upgrades with custom storage, quartz countertops, hardwood floors and more.  The home has a 2 car attached garage.  The main drawback of this unit is the location as it overlooks the So Cal Edison substation and the various industrial looking towers and wires.    The owners and the community have done an admirable job in hiding it but it’s definitely hard to ignore.

Fusion South Bay definitely lacks the resort level amenities of Three Sixty but HOA dues and prices are lower.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

How About Gated Living…..But in Manhattan Beach?

If gated living is high on the priority list, but you are not looking exclusively in Three Sixty South Bay…… Manhattan Village just down the road may be worth having on your radar.

The newest home (and currently only home) on the market in the gated community of Manhattan Village is a beautifully updated plan 3 court home located at 29 Marin Court.  The last two plan 3 sales were 28 Bermuda Court that sold prior to hitting the market at $1,925,000 (higher end flip and one of the only plan 3 that had a 3rd bathrooms) on 11/18/21 and 11 Cordoba Court that sold at $1,852,500 in October of 2021.

While the amenities in Manhattan Village don’t compare with the resort level areas of Three Sixty, there are several nice pools and the community has a nice an tranquil setting.
