2018 Year in Review – 360 South Bay Real Estate Recap

What a year it was in 360 South Bay.  Prices continued to skyrocket, demand never seemed to ease, and the real estate market in this gated community just keeps getting stronger.  Overall there were 45 on market home sales with an average sales price of just under $913,000 while the average list price was $900,000….meaning the norm in the community was for homes to sell over their list price….which was pretty astounding.

View the current homes for sale in 360.

Is the Market Changing? 6 Homes for Sale in 360 South Bay

By Keith Kyle

It’s too early to tell if it’s just a cooincidence that home inventory in 360 is on the rise, or if the market is changing a bit, but either way it should benefit home buyers in this gated community.  In past years it was the norm to see a slow down in December around the holidays but that hasn’t been the case in the past few years.

6 homes on the market!

As of 12/12 there are now 6 active homes for sale in Three Sixty which hasn’t been the case all year long.  The current homes for sale also range in prices and floorplans with a number of condos in “The Flats”, several townhomes and a detached single family “Terrace” home.

Do Schools Make a Difference for 360 South Bay Home Buyers?

It’s no real secret that good schools help drive real estate values in certain neighborhoods and communities.  Buyers with kids want to be in areas with good schools and that higher demand helps keep values up.  Even those without kids greatly benefit from a strong school system.  The stronger the schools the more insulated a market is from any downturns.

This couldn’t be more clear than in 360 and the Hollyglen/Del Aire area of Hawthorne.  Values are considerably higher for homes in the Wiseburn School District…..even homes that are directly across the street.

With the construction of a high school in the Wiseburn District, the appeal for homes in the area has only increased.

A recent CAR study showed that 47% of home buyers said good schools were very importan, 23% said that they were somewhat important, 11% said not very important and 19% said that it was not important at all.

The 19% may not realize just how much of an influence schools play on values and demand.  Good elementary schools are often part of a good community and without question most buyers would like to live in a good community.

The Wiseburn School District is highly ranked and that creates a very high demand, especially for families thinking of living in this coastal community.

The study also conclued that 43% of consumers age 34 or under believe highly rated schools are very important.  58% of consumers earning more than $100,000 a year think that highly rated schools are very important.

Finally Some Housing Inventory in Three Sixty South Bay

It’s been pretty slowgoing with new listings for sale in the gated community of 360 South Bay with only a trickle of homes on the market. Those homes have generally sold pretty quickly in the past few months although there are indications that the real estate market may be cooling.

Recently there have been a few new homes for sale and a few are fairly unique. One of the recent listings was a 1 bedroom loft style home in The Lofts at 5550 Boardwalk # 102, which quickly went into escrow. We are aware that another similar unit will soon hit the market as well.

As of this post on 11/28 there are 3 active homes for sale in 360 and we are aware of three upcoming or off market listings in the community as well. If you are looking to buy in the community now may be a good time to buy with a variety of homes available and interest rate rises on the horizon.

Rare 1 Bedroom in The Lofts for Sale at 5550 Boardwalk # 102

*Update this home is currently in escrow.

As there is only one building that makes up the “Lofts” in Three Sixty and the very unique floorplans this style offers, it’s rare that homes become available in this building.

Recently 5550 Boardwalk # 102 hit the market at a price of $695,000.  This is a 1 bedroom (loft style) 1 1/2 bath home with approximately 1,135 square feet.  As this, along with all of 360, was built in the past 10 years the places have all of the features and finishes expected of new construction.  5550 Boardwalk # 102 offers hardwood floors, great light, stainless appliances and a nice open feel.  Contact us if you are looking for something similar as we are aware of another unit that will be hitting the market.

Is 360 The Right Neighborhood for You?

Just as every community is different…..every home buyer is different as well.  A recent survey provided some insight into California home buyers.

Here’s some of what home buyers look for when choosing a neighborhood.

  • 25% wanted a home close to friends and family
  • 24% wanted a short commute
  • 20% wanted homes in a specific school district

See the chart below for some other important details when choosing a neighborhood.

Our Latest Sale – 5577 Palm

We wanted to congratulate our clients on the successful close of escrow on 5577 Palm in the Terraces.  This beautiful home was just the right fit for their growing family and we hope that they will be welcomed into the 360 South Bay community.  We also wanted to thank them for putting their trust in us to both find their new home and sell their home in Torrance as well.

Congrats Mark and Natalie!  Welcome home!

360 South Bay and the Wiseburn School District

One of the elements that makes Three Sixty at South Bay such a great community and housing option is the award winning Wiseburn School District.  Although located in the city of Hawthorne,  360 sits in the Hollyglen neighborhood and residents attend this award winning school system.  Not only are the schools highly rated, but they offer a great neighborhood feel with most being walkable from wherever you live in the area.  One of the main concerns residents have had over the years is the lack of a local high school.  Students that graduated from the local middle school were often then enrolled in the Centinela Valley district.  As of 2015 a bond measure was passed for the Bouconstruction of a local high school that will be located in nearby El Segundo.

From a real estate perspective the Wiseburn School District has a significant impact on housing values.  Homes in the district are generally priced considerably higher than those outside of the district boundaries…even if just a few blocks away.  See the current homes for sale in that attend the Wiseburn School District**

The Wiseburn Unified School District is a small  public school system in the El Segundo/west Hawthorne area that serves the Wiseburn communities of Del Aire, Hollyglen, and Wiseburn.

The Wiseburn Unified School District has entered into a  partnership with the Da Vinci Charter Schools  since 2009.  These independent charter schools were locally created to provide a high school option for Wiseburn students.  As mentioned above, in 2015 a bond measure was passed allowing for the construction of the Wiseburn High School campus that would house the three separate Da Vinci Charter Schools.
