Three Sixty Current Listings and Sold Homes in 2024

Now that summer is starting to wind down, let’s take a look at what has happened in the real estate market in Three Sixty South Bay so far. Overall it’s been a very good year, although it seems to have defnintely slowed down with homes sitting on the market. This is definitely something we haven’t seen in some time.  As of 8/15 there are 4 homes currently for sale with 11 homes having sold during the year so far.

How Did Home Sales in Three Sixty Compare with Prior Years

Welcome to the 2023 year end recap for the real estate market in the gated community of Three Sixty. 2023 ended up as a VERY slow year for the number of homes that sold with only 13 closed sales during the year.  Compare that to 29 in 2022 or the peak year of 2017 with 65 sold homes and you can see just how slow it was.

That said it was still a great year for sellers with home prices near peak levels.  The average sold price was $1,094,846 which was just slightly off of the 2022 numbers.  Homes stayed on the market a bit longer as well with a few of the homes that sold at the end of the year sitting on the market for a while skewing the overall numbers.

Latest Home Sale in the Row – 5441 Ocean Unit#105 Closes Escrow at $950,000

One of the latest closed home sales in Three Sixty was a residence 1 layout townhome in the Row.   The multi level 2 bedroom townhome was listed for $950,000 and closed at full price after a brief 17 days on the market.      Offering approximately 1,554 square feet (BTV) with 2 bedrooms and 2 1/2 baths.  The home featured 2 main levels with the 1st floor being an open concept living, dining,  kitchen and powder room.  The upper level offers 2 bedrooms each with private bathroom.   The conveniently located interior  laundry closet is also on the top floor between the bedrooms.  Lowest level offers a 2 car attached tandem garage.   As with all of the homes in Three Sixty this townhome offered air conditioning,  the incredible community amenities and is served by the award winning Wiseburn School District.

13032 Union Avenue Unit#303 Sells for a Staggering $1,015,000!!

While we are getting used to record prices on seemingly every home sale in Three Sixty the recent closing of 13032 Union pretty still managed to blow us away.  #303 was arguably the nicest condo we had ever seen but with the last Plan 3 Flats 2 bedrooms selling at $830,000, $820,000 and $851,500 (granted the most recent of the three was all the way back in May 2021) it was difficult to even justify the listing price of 13032 Union #303 at $960,000.

But as I often tell clients a home is “worth” whatever someone will pay for it.  This most recent unit sold at an eye popping $1,015,000! This isn’t even a price we could imagine for top floor given that the last few, much larger, 2 bedrooms are in this same vicinity price wise…..and those were records as well.

The condo was beautiful and  every surface and finish has been updated and upgraded and it’s absolutely stunning.  As mentioned this was the nicest condo we had ever seen in 360 but this price is hard to get our heads around.  Congrats to all involved.

As with all of the homes in Three Sixty this townhome offered air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.
