It’s been a bit of rough going for the townhome at 5441 Ocean #107 as it’s been on again and off again with a number of price reductions.  It’s a highly sought after floorplan and is in pretty nice condition so it’s real challenge is the location as it is right next to El Segundo Blvd and the traffic noise that comes along with that.  Having said that it’s starting to be a more attractive price at the new $1,287,000.

The home originally listed back in July for $1,340,000 but that was definitely a long shot given the location and what some of the same floorplan in better locations had recently sold for.

The popular residence 3 floorplan in The Row has 3 bedrooms on three different levels.  The ground floor suite has it’s own patio and is perfect for guests or extended family.   The primary suite is on the 3rd level with the main living level offering a spacious and bright layout with soaring ceilings, open concept floorplan and a guest bedroom and bath.  One of the other really nice aspects to the residence 3 layout is that the home has a very spacious deck off of the main living area.

See the 7 Homes that Sold in Hollyglen and Del Aire in July 2023Townhomes at 5447 Strand in Three Sixty at South Bay

July was a solid month for the real estate market in Hollyglen and Del Aire which are neighborhoods located in Hawthorne.

The average “asking” price was an impressive $1,084,843 and the average sales price was almost  $1.1M meaning that homes sold above the list price.

The average price per foot of the homes that sold was $697.  Homes averaged a brief 25 days before going into escrow.  If you are looking for a home in the area see the current homes for sale in Hollyglen and Del Aire neighborhoods of Hawthorne.

2 of the homes that sold were in Three Sixty.  One was a larger 3 bedroom townhome in The Row at 5441 Ocean #101 that sold at $1,300,000 and the other was a larger 2 bedroom top floor condo at 12920 Central #404 in the Flats that sold for $1,025,000.

We’re a bit surprised that this one hasn’t sold yet but it’s an odd market.  Things either sell immediately with multiple offers or they sit.  Unfortunately for the owners of #301…..it was the latter.  The home is fairly well priced at $875,000.  The photographs don’t really show it, but #301 is a very nice “residence 3” third floor condo in the Flats with hardwood floors, granite counters and more.  This is one of the smaller 2 bedrooms.  It’s pretty hard to believe but the last condos with the same floorplan sold just about a year ago for $977,000 and $955,000.  While that was the peak of the crazy market things are still very busy so a price of $875,000 is attractive for buyers for sure.

2023 A Slow Year for Home Sales in Three Sixty

It’s proving to be a slow year for home sales in Three Sixty.  Interest rates may be partially to blame but most of the homes that get listed5550 Boardwalk Hawthorne - Loft homes in Three Sixty are selling so it’s really more a matter of owners just not listing their homes.  Interest rates may play more a role in that capacity as Three Sixty owners that might be looking to buy elsewhere don’t want to take on the bigger mortage payments if they trade out.

So far in 2023 (as of 7/19) there have only been 6 closed escrows in Three Sixty.  We’re more than half way through the year and at the same date in 2022 there had been 18 sold homes in the community.  What makes it a bit more unusual is that the lack of homes for sale isn’t necessarily translating to a frenzy when homes are listed.  Most homes lately have seen price reductions and several have taken quite a while to sell.
