Three Sixty A Big Part of Hollyglen Home Sales in February

Welcome to the real estate recap for February 2025 in Hollyglen and Del AireTownhomes at 5447 Strand in Three Sixty at South Bay Hawthorne

Three Sixty South Bay home sales played a big role in the homes that sold last month.   There were 7 homes sold in Hollyglen and Del Aire in February and 3 of them were in Three Sixty.

The average “list” price was $1,050,557 and the average sales price was $1,070,571 which was fairly consistent with recent months.

One of the 3 homes that sold in the gated community of Three Sixty, one was a top floor single level condo at 12920 Central #401 that had been on the market for an astonishing 343 days before selling at $775,000.  Another was a very different story as 5419 Strand #105 sold for over list price after only 5 days on the market.  The third sale was a fairly similar 2 bedroom townhome in the row at 5355 Strand #103 that sold for $1045,000 after 12 days on the market.  That was a bit of an odd situation being sold while a tenant was in the home and would likely have sold higher under different circumstances.

Welcome to the Hawthorne Real Estate Report for June 2024

Despite the fact that many seem to think Three Sixty is in El Segundo….it’s actually in the Hollyglen neighborhood of Hawthorne so it’s good12020 Milennium Park Ct in Parkside Village to keep up with the Hawthorne real estate market.  July 2024 was yet another strong  month for home sales in Hawthorne with 14 home sales in July compared with 18 in June.

The average asking price in Hawthorne during July was $989,772 with the average sold price at $1,048,929 which was higher than June’s $996,111 average.

Homes that sold averaged $769 a square foot which was way up from $580 in June.  Homes averaged a brief 39 days on market before selling.

Only one of the homes was in Three Sixty and it was a rarely seen “gardens” townhome at 5370Pacific #106 that closed at $1,340,000.

Since there is nothing new in 360….New Fusion Listing

We’ve mentioned the two current Three Sixty townhomes on the market but as both were listed quite a while ago there’s not much new to discuss in the community. We hope that changes in the near future. In the meantime we thought we would mention a new listing just down the road in the gated community of Fusion as many of our Three Sixty buyers may also consider this alternative.

2023 has been the slowest year we can remember in Fusion and we finally have some good news with several new listings to hit theFusion South Bay market.  Take a look at the homes for sale in Fusion South Bay.

High Inventory in Three Sixty Has Made for A Slow Summer

What should have been a very busy real estate market in 360 was just about anything but, with some homes that would have sold quickly months earlier sitting for long periods of time.  Although there has been no clear cut reason, much of it certainly has to do with the higher inventory.  This higher inventory seemed to be coupled with an apparent lower motivation by buyers.  What’s interesting in a market like 360 is that it’s somewhat easy to guage the state of things when the same floorplans that have been sitting sold quickly just months earlier.  It seems that this might be changing with a few recent sales of homes that had been on the market for a while, but the high inventory has definitely made buyers take a wait and see approach which was drastically different from the mentality just months earlier when things all seemed to sell in the first week.

Three Sixty at South Bay is ideally located near LAX Airport and very close to freeway access.  The community is in the Hollyglen area of Hawthorne, just east of El Segundo, and offers a beach type lifestyle at a much more affordable price compared with nearby Manhattan and Redondo Beach.  Located in the award winning Wiseburn School District the community offers some fantastic neighborhood schools all within close proximity.  See the map below or zoom in from outer space!
