What should be an extremely busy time in 360 South Bay seems, instead, to have come to a grinding halt. As of 7/26 there are 11 homes for sale in Three Sixty which is WAY above the norm for the past few years. We blogged not too long ago about there being 7 homes for sale (which didn’t last long) and that was more than normal. Homes on the market are often now sitting for much longer than they had been just a few weeks ago. While some of this slowdown is likely due to the prices of a few listings, some are agressively priced and still seem to be sitting.
Day on Market
At the moment there are 5 listings with at least 30 days on market which is unusual. I can speak from experience that there are still a good number of buyers looking and interest rates are still very low, so the slow down is unusual. Summer is usually a very busy time for real estate in the South Bay but somehow this summer is different.
Good for Buyers
For home buyers looking in 360 this is a pretty advantageous situation. More listings….sitting on the market…means a more balanced real estate market and the possibilty of negotiating a better price or better terms. It’s been a seller’s market for so long that the change, while likely temporary, is definitely a blessing for home buyers. For the moment the likelihood of dealing with a competitive bidding process with multiple offers isn’t likely.
If you’re looking to buy a home in Three Sixty now may be a great time. Not only are there a number of homes to choose from, but there is a great variety. Of the 11 homes for sale there are 3 single level condos in The Flats, 5 are townhomes in The Townes, The Court and The Row and 3 are single family style Terrace homes.

Although there are a healthy amount of one bedroom condos in the Flats, it’s certainly been a rare find. There have only been 2 sales since the beginning of 2018 of one bedroom units in the Flats. There’s finally a new listing at 13024 Union #403. This top floor unit is priced at $690,000 and offers a little bit over 1,000 square feet.

The real estate market in 360 South Bay has been white hot for over 2 years now. The few times homes seem to stay on the market for long they are either overpriced or they have the unfortunately timing of listing when several others hit the market as well. While the beginning of the year showed signs of a slow down that was short lived and just about everything on the market went into escrow.
While some townhomes and single family style Terrace homes have lingered without quickly selling, that’s certainly not the case with the single level Flats condos. Of the four that have sold this year only one was on the market double digits….and even that home sold for almost full price! Of the 4 Flats sales one was on the market 7 days, 5 days, 8 days and 55 days before selling.

2019 Condo Sales in Three Sixty
Although the market is a bit slower at the moment, one element that hasn’t slowed is the condos in the Flats. We haven’t seen many condos on the market in 2019 but the last 2 were only on the market for 8 and 5 days respectively. We’ve definitely seen a big jump in home inventory and a pretty obvious drop in demand as there are a number of homes now sitting on the market that never would have a year ago. The homes that are currently on the market represent just about every home type in 360 with a 1 bedroom in the Lofts, a few townhomes in the Court and several single family Terrace homes.
