Well that didn’t take long.  After less than 2 weeks on the market and then a very short 22 day escrow, the larger 2 bed condo at 13029 Central just closed at full price.   See all of the recent home sales in Three Sixty.

13029 Central #204 was listed by Tara Bucci & Leslie Weber of Coldwell Banker Realty.

This was the first time the condo has sold since it was first built.  The current owner bought for $514,000 in 2013.  The home has a pretty distinctive and unique interior with some bold colors and finishes so we thought that the seller might have some challenges but it was well priced and clearly they didn’t have any challenges.

How’s The Three Sixty Real Estate Market Doing?

How’s the Market?Townes townhomes in Three Sixty South Bay in Hawthorne

Whether that question is coming from a prospective buyer, or an owner in the community curious to know if homes are selling….it’s a very common question. It’s surprising how many people ask that question assuming the market is slow.

The short answer as to hows the market or what’s happing with home sales is that the market is pretty impressive.  Most new home listings quickly go into escrow.   4 of the most recent listings all went pending, or went into escrow, after a week or so on the market. So the short answer is the real estate market in the community is thriving.

But that’s not the case for every home…..

That said there are also a few homes that have sat on the market for quite a while which is an interesting combination. Why are some homes selling quickly and some not.    There are all sorts of reasons but in our opinion, much comes down to maximizing the interest level that comes from being a new listing. That means pricing well, preparing for the market and presenting in the very best light.  Homes that hit the market overpriced tend to linger…even once the prices have been reduced.  Homes that are tough to show or don’t show well also tend to sit.  See below the current active and pending sales (as of 5/22) or check out the current escrows and recent sales page to see the homes sold in the past 90 days in the community.

As Predicted….Condo Sold at Auction Sells for Market Value

We received so many calls and emails about this one due to the absurdly low list price and as we told our clients…..if it looks too good to be true….it is……

…..and it was

13125 Central Avenue #402 in Three Sixty – Listed at13125 Union Three Sixty $749,000 and Sold at $1,095,000

When the condo first hit the market we predicted that it would sell for $1,100,000 (see the original post) and we were not far off.   This was one of the larger 2 bedroom condos, on the top floor and overlooking the park.  In all reality we think that the buyers actually got a pretty good deal on this one.  We’re not huge fans of public auctions as it takes a lot of explaining.  People see the “list” price and think that’s what it might sell for but it’s really more like an opening bid and really intended only to make the auction busy.

Listed WAY below market value at $749,000

We knew at the time that it was never going to sell anywhere near the list price.  Top floor units almost always sell at a premium (nobody above and best views with most privacy)   Having said that it was still worth exploring as sometimes things sell (somewhat….not $350,000) under value.
