*As with all of the layouts in Three Sixty the tax records and builder info show different square footage.  Tax records indicated 1,460 square feet and original builder plans indicated 1,554.

It’s another good week for buyers in the gated community of Three Sixty at South Bay   This highly sought after community has been rough going with record prices and bidding wars but a slightly cooling market and an increase in inventory has been good news for buyers.  The latest listing is a plan 1 townhome in the Townes.  This is a great layout as there are actually 2 additional spaces that can be used as offices, dens, or even bedrooms in a pinch.  Both bedrooms are upstairs and each has it’s own bathroom.  The top floor also has a spacious den area great for a multitude of purposes.  Main level features a formal living room (which can be used for just about anything) as well as a nice an open kitchen, living and outdoor deck.  Downstairs is a spacious 3 car garage!  The listing agent has square footage at 1,540 but builder data usually shows this closer to 1,630 sq feet.

As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living,  air conditioning and is part of the award winning Wiseburn School District.

Can a 360 Townhome Reach These Heights? 5423 Ocean Lists for Almost $1.4M

The newest listing to hit the market  in Three Sixty is a residence 4 layout townhome in the Courts priced at a record setting $1,398,000.  To our knowledge this would be the highest priced townhome ever in Three Sixty by quite a bit.  We’ll have to wait an see if the market will support a number in this range but the highest price we’ve ever seen for an on market sale was $1,200,000 for the same layout about a year ago.  Only the freestanding Terrace homes have generally sold at a number like this.  It will be great news for owners and sellers if they get anything close to this.

The home is in great shape and wonderful condition.  The plan 4 “court” home features a nice layout with the first level featuring the kitchen, living, dining areas as well as a nice outdoor patio.  As the attached garage is on this level it’s not quite as open as the residence 2 layout but the tradeoff is that all three bedrooms in this home are on the same level.  One additional bonus is the 3rd floor loft that’s pretty ideal for a variety of functions from second living room, den, office to even a 4th bedroom in a pinch.

As with all of the homes and condos in Three Sixty the home enjoys air conditioning and is part of the award winning Wiseburn School District.

The home last sold in 2015 for $770,000

*As with all of the condos in Three Sixty the square footage shows larger on the original builder plans than the tax records.  Original builder plans showed 1,940 and tax records indicate 1,850

Studio/1 Bedroom Conversion Condo “Coming Soon” in Three Sixty

Set to hit the market later this week is a fairly rare studio/one bedroom conversion single level condo in The Flats.  This is a residence 1 floorplan with almost 900 square feet located at 5540 Strand #201.  This was a very interesting layout when originally constructed as the builder ALMOST made the bedroom a completely separate area and many owners later completed the task.  Some have put in a slider wall and in this case a 3/4 wall separating it but not completely.  It’s a nice sized unit and really does feel more like a 1 bedroom than what you would think of as a “studio”.  Listed at $875,000 the condo last sold less than a year ago for $672,554 which was a big number at the time, but the market has jumped significantly even since then.
