About 360 – Community Basics

Three Sixty is a gated community built by William Lyon homes around 2013-2016.  The community has over 600 individually owned homes ranging from studio condos to free standing single family style homes.  The  community amenities are incredible including a resort level pool area, state of the art fitness center, two  dog parks, incredible clubhouse and community rooms, firepit, BBQ area, playground and more.  The community is located in the Hollyglen neighborhood of Hawthorne and served by the Wiseburn School District.  Prices have  gone  up rapidly over the past  few years with record breaking sales fairly common at this point.

Is there a sales office?

No.   When the homes were originally built by William Lyon Homes they had an onsite sales office that took buyers on tours, acted as their realtors and generally handled all aspects of the home sales.  Once the builder sold the last of their units, it became just like any other neighborhood from a real estate perspective.  Sellers generally hire a listing agent of their choosing to represent them and they then market the home they are selling as they see fit.  There is no official sales office and our site is not directly affiliated  with the community.  Although we are top realtors in the community and represent many buyers and sellers we do not have any official connection with the community.Back to top

Are we officially affiliated with the community?

No.  As mentioned above there is no single realtor or sales office for the community.  We are one of the top real estate agents in 360 but  we  do not work for or with the community or HOA in any official capacity.Back to top

Is there a real estate  company that officially represents 360?

No.  Three Sixty is now like any neighborhood or community and sellers and buyers choose any real estate professional that they would like to work with.Back to top

Are there model homes to tour? 

No. As the original builder homes sold long ago, Three Sixty is just like any neighborhood. Seller’s list their homes with an agent and they decide on how potential buyers can view the homes.

How  do you tour available homes and condos?

Open houses are back in play but showings in 360 can often be fairly restrictive, especially in the covid era, and listing agents will require an appointment & signed corona virus advisories. Some restrict showings even further and will require written preapproval from a lender showing that you are a qualified buyer.  The best way to see an available home is to have your realtor contact the listing agent to  arrange.  If you do not have a listing agent we would love to work with you and would be happy to arrange an appointment.  We can be reached via phone/text at 310-251-2344 or email us.Back to top

What is the best way to search for homes in Three Sixty?

That really depends on you and how you like to do things.  We post all homes for sale (both our listings and other agents) on our 360 South Bay  home search page and it’s free for all visitors.  In addition most homes in Three Sixty are listed on the local South Bay MLS which syndicates listings to 3rd party sites like Zillow and Redfin.  The easist way to search is to either have your realtor send you listing updates when new listings hit the  market.  If you are not working with an agent we will gladly help out with our free customized listing alerts and we’ll send you email updates when a new home comes on the market in 360.  We also have a vast network of both buyers and agents and often know of listings before they come on the market.  We are only able to provide this service to buyers we are working directly with as it’s rather labor intensive.Back to top

Is it beneficial to work with a listing agent directly?

This is a bit of a tricky answer as it really depends on the situation.   As buying a home is a major milestone type event with legal and lifestyle consequences it’s generally a good idea to have  your own representation and a realtor only looking out for your best interests.  Having said that there are occassions where dual representation is advantageous for all involved.  Trust is critical in this situation and the agent’s ability to represent each party separately and individually.Back to top

Who built Three Sixty?

The  homes were generally built from around 2013 to 2016 (with some exceptions)  by William Lyon Homes.  Once all of the homes were sold William Lyon Homes no longer  had any role in future home sales.Back to top

Who are the top realtors and agents in Three Sixty South Bay

There are a few  agents that sell most of the homes that come up  in the community.  Due to the fact that when original owners purchased they did not have their own agents and had  to go through the sales office at that time, we do see many “out of area” realtors representing some of these original owners.  As more homes have resold over the years they are more often represented by a handful of top 360 realtors of  which Keith Kyle  of Vista Sotheby’s International is proud to be one.  Keith  has  consistently been one of the very top agents in the community for many years.Back to top

Who pays the agent commission?

Except in very rare  cases, both the listing realtor and buyers realtors are paid by the seller.Back to top

Does 360 allow pets?

Yes.  The community is very pet friendly and actually has 2 dog parks.  Currently an owner can have 2 domesticated animals but we recommend checking with the community and HOA documentsBack to top

What are the amenities like?

The amenities in Three Sixty are what makes this gated community so unique and different.  The centerpiece is the incredible pool deck.  Offering an excercise pool, kids/relaxation pool and a large jacuzzi, Three Sixty feels more like a high end resort.  Grab a chair or even a cabana to sit poolside and take in the  So Cal weather.  The pool deck also offers a great firepit for social evenings and a bbq area as well.  Head indoors to the modern clubhouse with flat screen TVs a the look and feel of a restaurant or bar.  Facilities also include a wine room and a state of the art fitness center as well as 2 dog parks, playground and sport court.  See photos on our 360 South Bay amenities page.Back to top

Are any of the homes one level?

Yes.  The condos in the Flats are all single level and the buildings all have elevators so there are generally no steps or stairs (unless you want to tke the stairs!)Back to top

Are there single family homes?

To  an extent.  All of the homes in the community are part of a planned unit development and owners own a share of the land but not the individual parcels so all homes are technically condominiums.  From a real estate perspective the Terrace homes are generally marketed as single family homes as they are free standing  with no shared walls.Back to top

What are the monthly HOA dues?

This not only varies depending on home type and size, but the Flats condos share and split the water bill for the entire building so the monthly costs can fluctuate modestly.  Generally speaking the HOA dues range from around $250 for Terrace single family style homes to the lower/mid $400s for townhomes to over $600 for a Flats condo. What is the name of the surrounding neighborhood and city?

Although many people think 360 is in El Segundo, it’s actually located in the Hollyglen neighborhood of Hawthorne.  Hollyglen has a look and feel that’s very different from the rest of Hawthorne.  It’s one of the hottest real estate markets in all of the South Bay as it has ver much a feel of West Torrance but the prices are (to a certain extent were) more reasonable.  The neighborhood also benefits from having a local charter school system known as Wiseburn.  For more information on Hollyglen and Del Aire visit our neighborhood focused real estate website.Back to top

What school district serves the community?

The community is served by the award winning Wiseburn  School District.  The district has 2 elementary shools, a middle school and the fairly new high school comprised of Da Vinci Science, Da Vinci Communications  and Da Vinci Design charter schools.Back to top

What is a mello roos and is there one in Three Sixty?

Yes.  A mello roos is basically a bond measure communities pass to raise money to pay for infrastructure (roads, lights, water, etc)  that gets paid off by the homeowners in the community.  Three Sixty is in one of these districts and this additional cost is  generally paid with property taxes.  The amound varies dependent on the home.Back to top

Why does the square footage sometimes show a different number for the same layout or floorplan?

This is pretty common, especially in relatively newer condos and townhome communities.  There are usually 2 main sources of information regarding the square footage….the first is the builder and builder’s original plans and the second is the county assessor records.  The builder plans almost always had a larger number of square feet than what they recorded with the county.  Therefore some realtors will use the builders data (as it’s the larger of the two numbers) and plans when listing the home and others will use the assessors information.  Usually the actual square footage is somewhere in the middle.  If it’s a concern an appraiser will usually measure when doing the appraisal.Back to top

Is there a lot of airplane and LAX noise?

There’s no easy answer to this as everyone has different  perceptions of noise.  The community is generally far enough from LAX that airplane noise seems more in the background and nothing very noticeable.  Having said that it’s best to check it out yourself it’s any kind of concern.Back to top
