Here’s some of what home buyers look for when choosing a neighborhood.

  • 25% wanted a home close to friends and family
  • 24% wanted a short commute
  • 20% wanted homes in a specific school district

How Do Three Sixty Home Prices Compare with Fusion?

Three Sixty South Bay and Fusion South Bay are two of the premier gated communities in the area.  Both communities are fairly new with 360 generally being built around 2012-2013 and Fusion being built around 2006.  New construction with ammenities that today’s buyers are looking for are very hard to find in a similar price range in the neighboring communities.  Both neighborhoods appealed to buyers that wanted the lifestyle of Manhattan or Redondo but couldn’t afford it.  Although todays buyers seem to be more focused on one or the other, they have long appealed to the same buyers.

The charts below show of the basic real estate market information.  It’s not always an apples to apples comparison as 360 offers everything from studio condos to large 4 bedroom “single family” style detached homes.  Fusion on the other hand offers 2 and 3 bedroom townhomes.  If you’re considering either community here are the basics:

Demand High and Inventory Low for Condos in The Flats

The demand in 360 at South Bay continues to be strong as the few homes that come on the market often sell fairly quickly and demand continues to rise.  Nowehere is that clearer than in the Flats, the one level low rise condos located in the center of the 360 community.  As of July 17th there are no active condos for sale with two pending sales.  It’s a pretty ideal market for home sellers in 360 so it isn’t entirely clear why there are so few homes for sale during the summer months.  See the various floorplans in The Flats or see the current homes for sale in 360 South Bay.
