2019 is finally seeing a bit of an increase in the number of homes for sale in Three Sixty South Bay.  As of 3/5/19 there are now 5 current listings with 2 additional homes soon to come on the market.  The current homes for sale offer a very nice variety of styles and floorplans with the newest listing being a single family style Terrace home at 5564 Palm.  The 4 other homes for sale run the gamut from a 1 bedroom in the “Lofts” (which is quite rare), a 2 bedroom in the Flats, a second Terrace single family and a very large townhome in the Row.  The homes soon to come on the market are a 3 bedroom in the Townes and a 2 bedroom in the Flats

Currently 3 Very Different Layouts for Sale in 360 South Bay

**See updated information on the current 360 South Bay homes for sale**As of this post (2/23) there are three active homes for sale in 360 South Bay.  That’s not all that uncommon but the current listings are all quite a bit different.  Here’s what we currently have:

    • 5550 Boardwalk Dr  Unit#105 – This 1 bedroom is in the Lofts which is very rare.  The builder decided not to build more than one of the “Lofts” buildings so there are only a few units and they are, by far, the most unique in the complex.  This unit is currently listed at $695,000 and offers 1 loft style bedroom, 1 1/2 baths and approximately 1,149 square feet*.  HOA dues for the unit are $350 a month*  and is listed with Shoshana Shamoeil with SGE Real Estate.  Ironically another very similar unit, which is again very rare to see, just recently sold at $690,000
    • The newest listing is at 5441 Ocean Dr #101 and is a corner unit in the “Row”.  With high ceilings and a balcony, this residence 3  floorplan offers a very different feel from most of the middle units in the row.  Featuring 2,040 square feet* with 3 beds and 3 baths the home is currently listed at $1,099,000.  HOA fees for this unit are $421 a month* and is listed with David Brizendine of Compass.
    • The third home currently on the market is a single family style home in the “Terraces” at 5240 Pacific Terrace.  This freestanding home offers 4 bedrooms, 3 baths, and is one of the largest layouts in the Terraces with 2,423 square feet*  HOA dues for the home are currently $204 a month*.  Home is listed with Latasha O’Keith of Lamarc Realty

Is the Market Changing? 6 Homes for Sale in 360 South Bay

It’s too early to tell if it’s just a cooincidence that home inventory in 360 is on the rise, or if the market is changing a bit, but either way it should benefit home buyers in this gated community.  In past years it was the norm to see a slow down in December around the holidays but that hasn’t been the case in the past few years.

As of 12/12 there are now 6 active homes for sale in Three Sixty which hasn’t been the case all year long.  The current homes for sale also range in prices and floorplans with a number of condos in “The Flats”, several townhomes and a detached single family “Terrace” home.

Finally Some Housing Inventory in Three Sixty South Bay

It’s been pretty slowgoing with new listings for sale in the gated community of 360 South Bay with only a trickle of homes on the market. Those homes have generally sold pretty quickly in the past few months although there are indications that the real estate market may be cooling.

Recently there have been a few new homes for sale and a few are fairly unique. One of the recent listings was a 1 bedroom loft style home in The Lofts at 5550 Boardwalk # 102, which quickly went into escrow. We are aware that another similar unit will soon hit the market as well.

As of this post on 11/28 there are 3 active homes for sale in 360 and we are aware of three upcoming or off market listings in the community as well. If you are looking to buy in the community now may be a good time to buy with a variety of homes available and interest rate rises on the horizon.

Rare 1 Bedroom in The Lofts for Sale at 5550 Boardwalk # 102
