Nothing to See Here……Literally No Homes to See
We’re often asked “how’s the market” and we’re not sure how best to answer that when there basically is no real estate market. In both 360
and Fusion South Bay there are ZERO homes for sale (as of 2/19/20) and it’s now been that way for a while. The longer there’s nothing on the market the more the demand will grow and most buyers simply won’t be able to compete with the trickle of homes that come on the market.
360 South Bay is a unique real estate market as it seems to come in waves with not enough listings on the market and then too many homes on the market. If you’re a seller timing is critical and the same goes for buyers…just on the opposite end of the spectrum.
We’re hopeful we’ll start seeing some new listings come on the market so that eager home buyers looking to get into this great neighborhood may get a chance.
It seems like eons ago when the entrances to the community were covered in open house signs and homes seemed to sit for a while. That’s certainly not the case so far in 2020.

2019 Market Recap – Home Sales in Three Sixty South Bay
2019 was a big year for home sales and prices in 360 South Bay. There were 43 homes that sold during the year with a median list price of
$899,000 and a median sold price of $897,000 indicating a pretty solid seller’s market. The market did seem to slow a bit in the second half of the year with homes sitting on the market for longer than in the first 6 months. The average days on market from January – June was 27 and the average days on market from July – December was 30. While this doesn’t sound like much a few homes stayed on the market for several months prior to selling.

12 of the homes were single family style Terrace homes with a median list price of $1,195,000 and a median sold price of $1,185,000. 19 of the properties were townhomes that were listed at a median price of $899,000 and a median sale price of $897,000. The remaining 12 units were single level condos in The Flats. These homes had a median list price of $779,500 with a median sale price of $784,000.

Are Sales Picking Up from A Slow Summer in Three Sixty
The real estate market in the gated community of Three Sixty seems to be picking up a bit of steam after a surprisingly slow summer, as two properties that have been available for quite a while have now both gone into escrow. This may be a good indicator for home sellers as this may impact the sale of the remaining homes as well. According to top 360 realtor Keith Kyle, “Three Sixty is a fickle market with buyers often waiting to see what other buyers will do. Occasionally homes sit on the market and once one or two of them sell, it seems to motivate other buyers to pull the trigger as they think that they might miss out”
The townhome at 5565 Ocean #106 had been on the market for over 130 days before going into escrow. The other townhome was at 5553 Coral #105 and despite quite a bit of interest and a number of offers, it also was on the market much longer than anticipated. This home also went into escrow within a week of the home on Ocean. As that was our listing we are a little biased but it was a great home in a very nice location and should have sold long ago.

From Sizzle to Fizzle – The Big July Slow Down in Three Sixty
What should be an extremely busy time in 360 South Bay seems, instead, to have come to a grinding halt. As of 7/26 there are 11 homes for sale in Three Sixty which is WAY above the norm for the past few years. We blogged not too long ago about there being 7 homes for sale (which didn’t last long) and that was more than normal. Homes on the market are often now sitting for much longer than they had been just a few weeks ago. While some of this slowdown is likely due to the prices of a few listings, some are agressively priced and still seem to be sitting.
Day on Market
At the moment there are 5 listings with at least 30 days on market which is unusual. I can speak from experience that there are still a good number of buyers looking and interest rates are still very low, so the slow down is unusual. Summer is usually a very busy time for real estate in the South Bay but somehow this summer is different.
Good for Buyers
For home buyers looking in 360 this is a pretty advantageous situation. More listings….sitting on the market…means a more balanced real estate market and the possibilty of negotiating a better price or better terms. It’s been a seller’s market for so long that the change, while likely temporary, is definitely a blessing for home buyers. For the moment the likelihood of dealing with a competitive bidding process with multiple offers isn’t likely.
If you’re looking to buy a home in Three Sixty now may be a great time. Not only are there a number of homes to choose from, but there is a great variety. Of the 11 homes for sale there are 3 single level condos in The Flats, 5 are townhomes in The Townes, The Court and The Row and 3 are single family style Terrace homes.
