2018 Year in Review – 360 South Bay Real Estate Recap

What a year it was in 360 South Bay.  Prices continued to skyrocket, demand never seemed to ease, and the real estate market in this gated community just keeps getting stronger.  Overall there were 45 on market home sales with an average sales price of just under $913,000 while the average list price was $900,000….meaning the norm in the community was for homes to sell over their list price….which was pretty astounding.

The lowest price sale of the year was $572,000 for an 890 foot studio in The Flats.  The high price of the year was $1,300,000 for a 4 bedroom single family style home in the Terraces.  The median price per foot was $548.

A Rise In 360 Home Inventory or Just a Temporary Wave of New Listings?

Housing inventory throughout the South Bay has been down and 360 South Bay has been no exception.  Low inventory has made for a very competitive buying environment and kept prices on the rise.  Rarely has there been more than a few homes for sale in Three Sixty in the past 18 months with most homes selling quickly.  As of 6/5 we’ve seen a big uptick in listings with 7 homes, townhomes and condos for sale in this gated community.  Click below to see the current homes for sale or contact us for more information.

How Do Three Sixty Home Prices Compare with Fusion?

Three Sixty South Bay and Fusion South Bay are two of the premier gated communities in the area.  Both communities are fairly new with 360 generally being built around 2012-2013 and Fusion being built around 2006.  New construction with ammenities that today’s buyers are looking for are very hard to find in a similar price range in the neighboring communities.  Both neighborhoods appealed to buyers that wanted the lifestyle of Manhattan or Redondo but couldn’t afford it.  Although todays buyers seem to be more focused on one or the other, they have long appealed to the same buyers.

3 New Three Sixty Listings in One Day?

It seems that the inventory of homes for sale can just never keep up with the demand and based on the recent sale of 12822 Manhattan Court after only 3 days on the market it’s clear that the demand is certainly still there. One thing that might help ease that demand is to have the inventory of new listings pick up a bit and having 3 new listings in 360 on one day might be a good start. 2017 Real Estate Recap for Three Sixty South Bay

It was a pretty stellar year for real estate in 360 South Bay with 65 on market home sales. The average sales price was $842,550 with an average list price of $835,500 which says a lot about just how hot the market was last year. Of the 65 home sales 11 were detached single family style “Terrace” homes, 30 townhomes in the Courts, Townes, Row and Garden, 23 single level condos in the Flats and one loft/townhome in the Lofts. How’s This for a Hot 360 Real Estate Market – 1 Active Listing and 8 Homes in Escrow

There are hot real estate market and then there is 360 South Bay.  With a seemingly endless homebuyer demand for  homes in this gated community and a very limited inventory, the real estate market in 360 South Bay continues to astound.  Currently there is only one active home for sale with 8 homes currently in escrow.  The latest home to go into escrow had multiple offers and eventually had to put a halt to showings the demand was so great.  See below for the active home for sale in 360 as well as the pending home sales.  **Information current as of 11/17/17
