While it may be a gloomy day in the South Bay…..it’s still a beautiful day….

We write a lot of articles about home maintenance, buying homes and selling home, but today we celebrate our real home.  We are so fortunate to live in a place that the beauty of nature is all around us.  From all of us at Three Sixty Homes .com,  Vista Sotheby’s and Keith Kyle homes we hope we can all do our part to keep our home in good shape.

One of the recent listings and now recent sales in the gated community of Three Sixty was a 3 bedroom “Terrace” home.  The Terraces are the single family style home with now shared walls so the live more like a traditional home.

The home was a 3 bedroom residence 1 floorplan which is the smallest of the Terrace floorplans.  The home was listed for $1,400,000 and sold for full price which was impressive indeed.

This was a beautiful unit with original builder and owner upgrades throughout including hardwood floors, open kitchen with granite counters and stainless appliances and more.  This layout featured a first floor livingroom, dining and kitchen and all three bedrooms and a “loft” type office area on the second floor.  As with all of the Terrace homes the 3rd floor was a huge great room with it’s own private balcony/roof top deck.

The latest home sale in the gated community of Three Sixty South Bay was impressive to say the least.  Listed at $979,000 (which was well underpriced in our opinion….guess we were right) sold at $1,100,000 whichg ties the all time record for a 2 bedroom condo not on the top floor.  The record had been held by 12915 Park Place Unit#301 which was a smaller unit and we’re still just not sure how or why it sold that high back in 2022.

12125 Central #302 was a very rare residence 6 condo in the Flats.  This layout offered 2 bedrooms + a bonus area or office that could easily function as a 3rd bedroom with the right changes. 13125 Central Ave. Hawthorne, CA 90250 in Three Sixty South Bay The plan 6 layout offers a really open and bright look and feel and some of the finishes include large and open kitchen with a spacious island, granite counters, stainless stell appliances and more.  2 good size bedrooms including the spacious primary suite.  The condo offered in unit laundry and an additional storage area.

The top floor one bedroom condo just reduced the asking price from $875,000 to $865,000.

The top floor units always sell at a premium but with another top floor unit at 13032 Union Avenue Unit#401 selling at $840,000 after quite a while sitting on the market this will be a good litmus test for the demand.  There certainly should be high demand with very little to hit the market over the past 8 months.

Unit #401 has some nice updates including engineered hardwood floors, white shaker cabinets, granite countertops, stainless steel appliances, and a beautiful glass subway tile backsplash.  With approximately 1,160 square feet, the home is very spacious for a one bedroom meaning all spaces including kitchen, dining, living and bedroom are large.

How Did Home Sales in Three Sixty Compare with Prior Years

Welcome to the 2023 year end recap for the real estate market in the gated community of Three Sixty. 2023 ended up as a VERY slow year for the number of homes that sold with only 13 closed sales during the year.  Compare that to 29 in 2022 or the peak year of 2017 with 65 sold homes and you can see just how slow it was.

That said it was still a great year for sellers with home prices near peak levels.  The average sold price was $1,094,846 which was just slightly off of the 2022 numbers.  Homes stayed on the market a bit longer as well with a few of the homes that sold at the end of the year sitting on the market for a while skewing the overall numbers.
