The latest home sale in Three Sixty was a free standing Terrace residence 1 that just closed escrow in March at $1,325,000. This was an interesting number as it was originally priced at $1,439,000…quickly reduced to $1399,000 and then drastically reduced to $1,299,000 after only 2 weeks on the market. Once at that price it almost immediately went into escrow and now has closed at the $1,325,000 number. Given that the previou close of the same floorplan at 5245 Pacific Terrace for $1,450,000 the sellers on this one were clearly feeling some pressure to sell quickly.
The home was the smallest of the Terrace layouts with around 1,861 square feet, 3 bedrooms and 2 1/2 baths.
The “Terraces” are single family style homes in 360 with no shared walls and small patios or yards. The HOA fees in the Terrace homes are the lowest in the community. As with all of the homes in Three Sixty 5574 Palm offered central air conditioning, a private garage, access to the the incredible 360 community amenities and is part of the award winning Wiseburn School District in Hollyglen.

It was a great month in Hawthorne real estate both in terms of the number of homes that sold and the average prices. March 2022 saw 31 closed sales compared with only 24 in February and 15 on MLS homes closing escrow during January. The average “asking” price was $864,481 with the average sold price just under $919,000 indicating that, in general, homes sold MUCH higher than the list price. The average price per foot was $662 and median days on market was a brief 18. See how that compares with other months on our Hawthorne real estate market trends and statistics page.
Of the 31 homes that sold, two were in the gated community of Three Sixty. One was a smaller 2 bedroom condo that sold for a pretty stunning $1,040,000 and the other the smallest of the Terrace single family style homes at 5574 Palm which closed at $1,325,000

Since there’s nothing currently on the real estate market in Three Sixty as of 3/31 we wanted to tell you about another option for those looking for something in the Hollyglen neighborhood of Hawthorne. Just down the street from 360 is the smaller gated community of Fusion South Bay. The newest townhome listing in Fusion just recently hit the market. This is a beautifully updated 2 bedroom E floorplan townhome located 5406 w 149th Pl #14 and is priced at $929K. The E layout is a fairly popular floorplan as most spaces and rooms are fairly large and the living room offers high ceilings giving it wonderful natural light.
This beautiful townhome has been extensively updated and is not your typical original builder finishes. Updates include cabinetry upgrades with custom storage, quartz countertops, hardwood floors and more. The home has a 2 car attached garage. The main drawback of this unit is the location as it overlooks the So Cal Edison substation and the various industrial looking towers and wires. The owners and the community have done an admirable job in hiding it but it’s definitely hard to ignore.
Fusion South Bay definitely lacks the resort level amenities of Three Sixty but HOA dues and prices are lower.
As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.
*As with every layout in Fusion there’s a bit of confusion to the square footage as original builder plans show 1,419 square footage but the tax records indicate 1,370 sq feet.

We are often contacted by home buyers interested in both the gated community of Three Sixty as well as Fusion South Bay. Many have just a basic understanding of the two communities and what each has to offer. The two communities have a very different look and vibe. Three Sixty has a real feeling of community with multiple social areas, people always around walking dogs or just going for a stroll…..Fusion has a bit more of a younger commuter feel. This is still a great community feel, but overall it feels a bit more like an area where most are off to work during the day.
They are quite a bit different so here’s rundown of some of the similarities and differences:

It seems that every home that sells in Three Sixty is a new record sales price. While this one isn’t technically a record, it’s pretty close. This plan 2 in the Flats is the smallest 2 bedroom layout. Less than a year ago this layout basically maxed out around $850,000.
That was then….this is now as they say.
The in Three Sixty South Bay was a plan 2 layout, single level condo in the Flats. Listed at $865,000 the condo closed $105,000 over the asking price at a stunning $970,000!
This layout featured 2 bedrooms, 2 baths, nice sized interior laundry and featured some nice original builder upgrades including granite counters, dark cabinetry, hardwood floors and more. The 3rd floor location gave it a nice sense of light and space, but this was an interior view making the sales price all the more impressive. As with all of the homes in Three Sixty this townhome offered air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.
