7 Homes on The Market in 360 – If You Are An Interested Buyer….There’s No Better Time

One of the reasons that prices have continued to go up in 360 is that the demand for homes in the gated community never seemed to slow.  While demand is still strong there’s no doubt we’re in a bit of a slowdown in the 360 real estate market.  One thing that may finally settle the incredible “sellers”  market down a bit is an increase in available homes.  That seems to be changing and as of 3/15/19 there are 7 homes for sale in 360.  That’s far more than we’ve seen in the past few years and we’re aware of at least two other upcoming listings.

Buyers Being Able To Negotiate?

One of the challenges for buyers in the past years is that with the demand and number of other buyers, there has been very little ability to negotiate.  In a normal “balanced” market things are on a relatively even terms.  Homes sit on the market for a while, and buyers have the ability to try and negotiate good terms, whether that’s a good price or whether thats other items like repairs, timeframes, etc.

Finally Some Housing Inventory in Three Sixty South Bay

It’s been pretty slowgoing with new listings for sale in the gated community of 360 South Bay with only a trickle of homes on the market. Those homes have generally sold pretty quickly in the past few months although there are indications that the real estate market may be cooling.

Recently there have been a few new homes for sale and a few are fairly unique. One of the recent listings was a 1 bedroom loft style home in The Lofts at 5550 Boardwalk # 102, which quickly went into escrow. We are aware that another similar unit will soon hit the market as well.

As of this post on 11/28 there are 3 active homes for sale in 360 and we are aware of three upcoming or off market listings in the community as well. If you are looking to buy in the community now may be a good time to buy with a variety of homes available and interest rate rises on the horizon.

And Then There Was One….Only One Active Listing in 360*

While we saw a recent uptick in homes coming on the market in 360 at the beginning of summer, and even saw a few homes sit for a few weeks….that didn’t last long. As of 8/13 there is now only one active listing in all of Three Sixty. Current only 5254 Pacific Terrace is available with 6 homes current under contract and in escrow. 5254 Pacific Terrace is a residence 1 floorplan in the detached “Terraces” offering 3 bedrooms, 2 1/2 bath, almost 1,850 square feet. The home is currently priced at $1,129,000 and as of 8/13 has been on the market for 38 days.

3 New Three Sixty Listings in One Day?

As of 3/2/18

It seems that the inventory of homes for sale can just never keep up with the demand and based on the recent sale of 12822 Manhattan Court after only 3 days on the market it’s clear that the demand is certainly still there. One thing that might help ease that demand is to have the inventory of new listings pick up a bit and having 3 new listings in 360 on one day might be a good start. Today we saw two new Terrace single family homes come on the market at 5557 Palm and 5125 Pacific Terrace as well as a new 1 bedroom Flats condo at 13021 Central #403.   Contact us if you would like more information or would like to set up a private tour of any of the homes.

2017 Real Estate Recap for Three Sixty South Bay

It was a pretty stellar year for real estate in 360 South Bay with 65 on market home sales. The average sales price was $842,550 with an average list price of $835,500 which says a lot about just how hot the market was last year. Of the 65 home sales 11 were detached single family style “Terrace” homes, 30 townhomes in the Courts, Townes, Row and Garden, 23 single level condos in the Flats and one loft/townhome in the Lofts.
