Welcome to the real estate recap for May 2024 for the neighborhoods of Hollyglen, Del Aire and parts of Wiseburn

It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for.

The average “list” price was an impressive $1,275,556 and the average sales price was $1,279,731 meaning that homes sold above the list price. Those are great numbers.

Of the 9 homes that sold in May, 2 were in the gated community of Three Sixty.

$721 was the average price per square foot and homes averaged 37 days on market before going into escrow.

Two of the homes that sold were in the gated community of Three Sixty.  13220 Central #102 was a plan 2 townhome in the court that sold for $64,000 over the list price.  The other was a 3 bedroom townhome at 5565 Ocean #103 that sold for $1,250,000.

The top home sale of the month was a single family in Hollyglen at 5420 W 140th Street that closed for $1,600,000.

The newest listing in the gated community of Three Sixty South Bay  is a 3rd floor condo in the Flats.  This appears to be a plan 5 Flats layout which is always popular due to the open layout and spacious kitchen/living/dining setup.  The square footage per tax records shows 1,460 but the original builder floorplans show 1,560 for the plan 5.

Other than the tile flooring, which may not appeal to some buyers, the home quite nice and clearly well maintained.  The kitchen is open to the living room and features granite counters, white shaker cabinetry and stainless appliances.  The plan 5 layout offers a good sized laundry near the entryway.  One unique feature of the Flats in Three Sixty is the parking.  Although it’s not attached to the units, each condo has it’s own private garage making it might nicer and secure than the usual subterrenean parking you usually see in condos.  HOA fees are high, being around $700 but that includes shared water bill and the maintenance/insurance of the elevator.

Top floor condos in Three Sixty are usually highly sought after so it’s always a surprise when one stays on the market for an extended amount of time.  That’s the case with the 1 bedroom condo at 12920 Central #401.   The condo has been on the market for just about 3 months, which in a normal market, wouldn’t be that unusual…..in Three Sixty that’s quite a while.  The home was originally listed at $875,000 and had a few price reductions.  They just lowered it to $825,000.  In our opinion….that’s going to do the trick.

The last top floor one bedroom condo to sell also took a while and it closed in November 0f 2023 for $840,000.   At $825,000 we think this is is now priced well for what it is.

Unit #401 has some nice updates including engineered hardwood floors, rich dark cabinetry cabinets, granite countertops, stainless steel appliances, and more.  With approximately 1,160 square feet, the home is very spacious for a one bedroom meaning all spaces including kitchen, dining, living and bedroom are large.

Another benefit to the top floor location, beyond nobody living above, is that the top floor units have larger balconies so more outdoor space.  As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living,  air conditioning and is part of the award winning Wiseburn School District.

The latest home sale in the gated community of Three Sixty South Bay was impressive to say the least.  Listed at $979,000 (which was well underpriced in our opinion….guess we were right) sold at $1,100,000 whichg ties the all time record for a 2 bedroom condo not on the top floor.  The record had been held by 12915 Park Place Unit#301 which was a smaller unit and we’re still just not sure how or why it sold that high back in 2022.

12125 Central #302 was a very rare residence 6 condo in the Flats.  This layout offered 2 bedrooms + a bonus area or office that could easily function as a 3rd bedroom with the right changes. 13125 Central Ave. Hawthorne, CA 90250 in Three Sixty South Bay The plan 6 layout offers a really open and bright look and feel and some of the finishes include large and open kitchen with a spacious island, granite counters, stainless stell appliances and more.  2 good size bedrooms including the spacious primary suite.  The condo offered in unit laundry and an additional storage area.
