Three Sixty A Big Part of Hollyglen Home Sales in February

Welcome to the real estate recap for February 2025 in Hollyglen and Del AireTownhomes at 5447 Strand in Three Sixty at South Bay Hawthorne

Three Sixty South Bay home sales played a big role in the homes that sold last month.   There were 7 homes sold in Hollyglen and Del Aire in February and 3 of them were in Three Sixty.

The average “list” price was $1,050,557 and the average sales price was $1,070,571 which was fairly consistent with recent months.

One of the 3 homes that sold in the gated community of Three Sixty, one was a top floor single level condo at 12920 Central #401 that had been on the market for an astonishing 343 days before selling at $775,000.  Another was a very different story as 5419 Strand #105 sold for over list price after only 5 days on the market.  The third sale was a fairly similar 2 bedroom townhome in the row at 5355 Strand #103 that sold for $1045,000 after 12 days on the market.  That was a bit of an odd situation being sold while a tenant was in the home and would likely have sold higher under different circumstances.

In a continuation of homes coming on the market in rapid succession, there’s a new addition to the suddenly crowded and busy real estate market in the gated community of Three Sixty South Bay.

The home is listed by Gerry Athas-Vazquez of Estate Properties.

The latest listing is a smaller 2 bedroom single level condo in the Flats located at 13024 Union #301.  This 3rd floor unit offers a nice west facing location so views over the community, sunsets and breezes.

The condo has some nice original builder upgrades including granite counters in kitchen and bath, rich dark cabinetry, recessed lights and stainless appliances.  The living and dining floors are larger format tile, with bedrooms being carpeted.

It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for.  There were 4 on market home sales during the month which was a big drop from the 10 sales in October.

The average “list” price was $1,074,225 and the average sales price was $1,072,500 which was a decline from  $1,115,400 in October.

One of the 4 homes that sold was a 2 bedroom “Flats” condo in Three Sixty located at 13019 Park Place #202 that sold for $1,013,000 and another was a 3 bedroom unit in the nearby gated community of Fusion South Bay that sold for $1,029,000.

$806 was the average price per square foot and homes averaged  37 days on market before going into escrow.

14 Homes Sell in Hawthorne Including Off Market 360 Sale

14 sales with an average sale price of well over $1.0M

July 2024 was yet another solid, albeit slower, month for the real estate market in Hawthorne with 14 home sales in July compared with an impressive 18 homes closing escrow in June.

The average asking price was $989,772 with the average sold price at $1,048,929….which was a big number.

The homes averaged $769 a square foot which was way up from the rather low $580 in the previous month.  Homes averaged a brief 39 DOM before going into escrow.

One of the top sales of the month was an off market sale of a rare “gardens” townhome in the gated community of Three Sixty located at 5370 Pacific Terrace #106 that closed at $1,340,000.  The top sale was a single family in Hollyglen that closed at $1,345,000.

Welcome to the Hawthorne Real Estate Report for AprilRedondo Beach townhomes for sale

What a month it was for home sales and real estate in Hawthorne CA.  There were 24 home sales during the month compared with only 13 in March and 16 in February.

The average “list” price was $936,321 with the average sold price at $948,073 which was quite a bit below the $1,060,269 of March but above the usual address.  This also meant that the homes that sold generally sold above the full list price.

The average price per foot was $673 which was a below the March average price per foot.  Homes averaged a brief 33 days on market before selling with an even shorter median days on market of only 9.
