It’s another good week for buyers in the gated community of Three Sixty at South Bay This highly sought after community has been
rough going with record prices and bidding wars but a slightly cooling market and an increase in inventory has been good news for buyers. The latest listing is a plan 1 townhome in the Townes. This is a great layout as there are actually 2 additional spaces that can be used as offices, dens, or even bedrooms in a pinch. Both bedrooms are upstairs and each has it’s own bathroom. The top floor also has a spacious den area great for a multitude of purposes. It seems that almost every day over the course of the last week there has been a new listing coming on the real estate market in Three Sixty South Bay. That’s great news for buyers!
The latest addition to the market is a beautiful 2 bedroom 2 bath residence 5* floorplan in the Flats. This single level condo is one of the larger layouts in the Flats and offers a beautiful open floorplan. The owner has done a very nice job in giving the home a very nice coastal luxury feel with lots of white contrasting with the wood floors, granite and stainless appliances.
What makes this one a bit special is that it overlooks the playground/park area and is not directly overlooking any streets or directly at another building. The balcony is a bit odd with the rare arched overhang but the unit still seems to get plenty of light.

One of the two newest listings this week (2 listings in one week!!!!exciting stuff) is a residence 2 floorplan in the Flats located at 13126 Union
#202 priced at $925,000. 6 months ago we would have said the list price of $925,000 seemed high for a 2nd floor unit but given the abundance of recent record breaking sales and the location overlooking the park we anticipate this selling very quickly for well above this number. The condo is in very nice condition although it doesn’t have the same upgraded/updated feel of some of the more recent sales of similar units. Whereas some of the recent sales have enjoyed hardwood floors and new carpet, this home has tile floors and less customization. What it lacks in that department, it makes up for in location. The unit overlooks the park and open space and is incredible warm and bright with a nice view. See how this price compares with the most recent sales and pending escrows in Three Sixty.

While we are getting used to record prices on seemingly every home sale in Three Sixty the recent closing of 13032 Union pretty still
managed to blow us away. #303 was arguably the nicest condo we had ever seen but with the last Plan 3 Flats 2 bedrooms selling at $830,000, $820,000 and $851,500 (granted the most recent of the three was all the way back in May 2021) it was difficult to even justify the listing price of 13032 Union #303 at $960,000.
But as I often tell clients a home is “worth” whatever someone will pay for it. This most recent unit sold at an eye popping $1,015,000! This isn’t even a price we could imagine for top floor given that the last few, much larger, 2 bedrooms are in this same vicinity price wise…..and those were records as well.
The condo was beautiful and every surface and finish has been updated and upgraded and it’s absolutely stunning. As mentioned this was the nicest condo we had ever seen in 360 but this price is hard to get our heads around. Congrats to all involved.
As with all of the homes in Three Sixty this townhome offered air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.

For the first time ever the average sales price of the homes, townhomes and condos that sold in Three Sixty exceeded the $1,000,000 mark. Of the 43 on MLS sales during 2021 the average “list” price was just over $1,009,000 with the average sold price just over $1.047,000.
