Real Estate Strategy – Successfully selling homes in Three Sixty
Needless to say home sellers are interested in maximizing the sales price of their home while minimizing costs. Home staging is one of those potential costs and many sellers question whether it’s worth it.
The answer depends on the situation as many home owners have their home looking like it’s staged so hiring a professional stager isn’t necessary. In most cases it’s definitely worth it. From far more compelling photos to creating a real sense of home when a buyer walks through, it can mean the difference between selling or not and can make a big difference in price. Most of the time you’ll get far more in sales price than spent on staging. Staging has been proven to sell a home for more money….in less time. Although staging is not for every home, I will guide you through the decision of choosing staging vendors or virtual staging.
Staging can serve a number of purposes…..it can make small spaces look larger, it can “depersonalize” the house so that buyers can envision it being “their” home and not someone elses, it can create inviting spaces and removes some of the clutter we all have in our lives.

Three Sixty Alternative – The Gated Community of Parkside Village in Hawthorne

As we have many buyers reach out to us about the gated community of Three Sixty South Bay, some are either priced out or just can’t find anything large enough in their price range…..one great alternative is the gated community of Parkside Village. Both Three Sixty and Parkside Village were built around 2015 so both have similar finishes and interiors with modern layouts and spaces.
Located near the corner of 120th St and Van Ness, this gated community offers freestanding homes (no shared walls) with great square footage and is quite a bit less than similar sized homes in Three Sixty.

Built between 2014 and 2015 this gated community consists of 176 freestanding homes. The majority of the homes are 4 bedroom (originally built as 3 bedroom plus office or 2nd living room) with some additional units being 3 bedroom (again originally built as 2 bedroo with an optional 3rd). All of the homes have some outdoor yard space off of the first floor. The community is located very close to SpaceX and So Fi Stadium in northeast Hawthorne.
As the homes are fairly new they generally have the bells and whistles of new construction including granite countertops, central air and heat, recessed lighting, open layouts and newer finishes.
The community amenities include gated entry with intercom and directory entry, a very nice clubhouse, outdoor exercise stations, small playground and a beautiful pool area. As of 2022 HOA fees are quite low at approximately $1200 a month.

Yet Another 2 Bedroom Condo Joins the 360 Market
It seems that almost every day over the course of the last week there has been a new listing coming on the real estate market in Three Sixty South Bay. That’s great news for buyers!
The latest addition to the market is a beautiful 2 bedroom 2 bath residence 5* floorplan in the Flats. This single level condo is one of the larger layouts in the Flats and offers a beautiful open floorplan. The owner has done a very nice job in giving the home a very nice coastal luxury feel with lots of white contrasting with the wood floors, granite and stainless appliances.
What makes this one a bit special is that it overlooks the playground/park area and is not directly overlooking any streets or directly at another building. The balcony is a bit odd with the rare arched overhang but the unit still seems to get plenty of light.

2 Of 6 Dominos Fall – 4 Condos Still on the Market in Three Sixty
It’s been an unusual 10 days in Three Sixty with the usual very few homes available situation almost instantaneously turning into an abundance.
Good news for buyers and bad news for the sellers……
In the span of just about a week there were four 2 bedroom single level condos in the Flats for sale at the same time as well as a studio/1 bedroom and a 3 bedroom townhome. As of yesterday one of the condos went pending as well as the 3 bedroom townhome in the Courts. The Courts escrow wasn’t surpising as it was the only townhome and only 3 bedroom on the market so it wasn’t really competing with the others.
The two homes that just went pending were the 3 bedroom townhome located at 13220 Central Avenue Unit#102 which was priced at $1,175,000 and one of the 5 condos. That home was a fairly rare “Residence 2” layout located at 13126 Union Ave # 202, which was listed at $925,000.
