2018 Year in Review – 360 South Bay Real Estate Recap
What a year it was in 360 South Bay. Prices continued to skyrocket, demand never seemed to ease, and the real estate market in this
gated community just keeps getting stronger. Overall there were 45 on market home sales with an average sales price of just under $913,000 while the average list price was $900,000….meaning the norm in the community was for homes to sell over their list price….which was pretty astounding.

The lowest price sale of the year was $572,000 for an 890 foot studio in The Flats. The high price of the year was $1,300,000 for a 4 bedroom single family style home in the Terraces. The median price per foot was $548.

Is the Market Changing? 6 Homes for Sale in 360 South Bay

It’s too early to tell if it’s just a coincidence that home inventory in 360 is on the rise, or if the market is changing a bit, but either way it should benefit home buyers in this gated community. In past years it was the norm to see a slow down in December around the holidays but that hasn’t been the case in the past few years.

As of 12/12 there are now 6 active homes for sale in Three Sixty which hasn’t been the case all year long. The current homes for sale also range in prices and floorplans with a number of condos in “The Flats”, several townhomes and a detached single family “Terrace” home.
Do Schools Make a Difference for 360 South Bay Home Buyers?
It’s no real secret that good schools help drive real estate home prices and the Wiseburn School District is integral to keeping home values
high in 360 and the Hollyglen areas. Buyers with kids want to be in areas with good schools and that higher demand helps keep values up. Even those without kids greatly benefit from a strong school system. The stronger the schools the more insulated a market is from any downturns.
This couldn’t be more clear than in 360 and the Hollyglen/Del Aire area of Hawthorne. Values are considerably higher for homes in the Wiseburn School District…..even homes that are directly across the street.
With the construction of a high school in the Wiseburn District, the appeal for homes in the area has only increased.
A recent CAR study showed that 47% of home buyers said good schools were very important, 23% said that they were somewhat important, 11% said not very important and 19% said that it was not important at all.
The 19% may not realize just how much of an influence schools play on values and demand. Good elementary schools are often part of a good community and without question most buyers would like to live in a good community.
The Wiseburn School District is highly ranked and that creates a very high demand, especially for families thinking of living in this coastal community.
The study also conclued that 43% of consumers age 34 or under believe highly rated schools are very important. 58% of consumers earning more than $100,000 a year think that highly rated schools are very important.
Finally Some Housing Inventory in Three Sixty South Bay
It’s been pretty slowgoing with new listings for sale in the gated community of 360 South Bay with only a trickle of homes on the market.
Those homes have generally sold pretty quickly in the past few months although there are indications that the real estate market may be cooling.
Recently there have been a few new homes for sale and a few are fairly unique. One of the recent listings was a 1 bedroom loft style home in The Lofts at 5550 Boardwalk # 102, which quickly went into escrow. We are aware that another similar unit will soon hit the market as well.
As of this post on 11/28 there are 3 active homes for sale in 360 and we are aware of three upcoming or off market listings in the community as well. If you are looking to buy in the community now may be a good time to buy with a variety of homes available and interest rate rises on the horizon.
