Now that summer is starting to wind down, let’s take a look at what has happened in the real estate market in Three Sixty South Bay so far. Overall it’s been a very good year, although it seems to have defnintely slowed down with homes sitting on the market. This is definitely something we haven’t seen in some time. As of 8/15 there are 4 homes currently for sale with 11 homes having sold during the year so far.

The newest listing in the gated community of Three Sixty South Bay is a 3rd floor condo in the Flats. This plan 5 Flats layout is usually very popular due to the open layout and spacious kitchen/living/dining setup. The square footage per tax records shows 1,460 but the original builder floorplans show 1,560 for the plan 5.

Other than the tile flooring, which may not appeal to some buyers, the home quite nice and clearly well maintained. The kitchen is open to the living room and features granite counters, white shaker cabinetry and stainless appliances. The plan 5 layout offers a good sized laundry near the entryway. One unique feature of the Flats in Three Sixty is the parking. Although it’s not attached to the units, each condo has it’s own private garage making it might nicer and secure than the usual subterrenean parking you usually see in condos. HOA fees are high, being around $700 but that includes shared water bill and the maintenance/insurance of the elevator.

The latest home to hit the market in the gated community of Three Sixty South Bay is a good one. 12920 Central #402 is a top floor unit so in addition to nobody above, it has a larger than normal balcony. This is one of the largest layouts in the “Flats” with almost 1,600 square feet on one level. The Flats condos are all single level and unlike most condos, each unit has a private (obviously detached and on the first floor) garage for cars or storage. The condo is listed by Hannah DelPonte of Compass.
#402 has some nice upgrades including a beautiful and open kitchen with large island, stainless steel appliances and granite counters, which opens to the living and dining rooms and flows out onto the large balcony. The home has luxury plank and tile flooring maximizing the open feel and spacious layout.

The latest home to sell in the gated community of Three Sixty was a 4 bedroom single family style home in the “Terraces”. This 4 bedroom home offered 4 bedrooms + top floor great room and just under 2,200 square feet. While every sale is exciting the price was probably not quite what other Terrace owners were hoping for. The home was originally listed at $1,675,000 which would have been one of the highest sales of all time. Unfortunately it didn’t sell and then underwent a series of price reductions, eventually landing at $1,498,000. The home went pending 2 days later and closed at $1,500,000.

5542 Palm was a plan 3 terrace home (see floorplan) with almost 2,200 square feet that features an open living, dining and kitchen area along with direct access to the patio/yard area. The second level featurs all four bedrooms including the spacious primary suite.
