Three Sixty A Big Part of Hollyglen Home Sales in February

Welcome to the real estate recap for February 2025 in Hollyglen and Del AireTownhomes at 5447 Strand in Three Sixty at South Bay Hawthorne

Three Sixty South Bay home sales played a big role in the homes that sold last month.   There were 7 homes sold in Hollyglen and Del Aire in February and 3 of them were in Three Sixty.

The average “list” price was $1,050,557 and the average sales price was $1,070,571 which was fairly consistent with recent months.

One of the 3 homes that sold in the gated community of Three Sixty, one was a top floor single level condo at 12920 Central #401 that had been on the market for an astonishing 343 days before selling at $775,000.  Another was a very different story as 5419 Strand #105 sold for over list price after only 5 days on the market.  The third sale was a fairly similar 2 bedroom townhome in the row at 5355 Strand #103 that sold for $1045,000 after 12 days on the market.  That was a bit of an odd situation being sold while a tenant was in the home and would likely have sold higher under different circumstances.

Three Sixty 2024 Real Estate Recap5565 Ocean Hawthorne - Courts townhomes in Three Sixty

It was a slower year for home sales in the gated community of Three Sixty not due to a low demand, but due to a low number of homes for sale.  Of the 16 homes that sold 5 were condos in the Flats, 9 were townhomes and 2 were single family style homes in the Terraces.

The average list price was $1,158,063 with the average sold price at $1,172,625.    Homes averaged 38 days on the market before going into escrow which is longer than in previous years.

The market thus far in 2025 is dramatically different with 7 homes currently for sale in Three Sixty (as of 2/3/25)

The 16 homes that sold was higher than 2023 with only 13 home sales but a huge drop from 29 in 2022 and 45 in 2021.  See how Three Sixty real estate compared with prior years.

The newest is a residence 2 townhome in the “Row” listed for $1,135,000.   The residence 2 layout is fairly rare and offers an open concept floorplan with both bedrooms (dual suites) on the upper level.   This layout also features a split level living/dining area creating a living room with soaring ceilings and greatt natural light.

The home is listed by Holly Danna of Compass.

The home has some nice updates and original builder upgrades including stainless appliances, granite counters, some areas of hardwood floors and more.   Some owner upgrades include a remodeled primary bath, electric car charging in the garage, updated closests and more.

It was a great month for real estate in these highly sought after areas both in terms of the number of homes that sold as well the prices that they sold for.  There were 4 on market home sales during the month which was a big drop from the 10 sales in October.

The average “list” price was $1,074,225 and the average sales price was $1,072,500 which was a decline from  $1,115,400 in October.

One of the 4 homes that sold was a 2 bedroom “Flats” condo in Three Sixty located at 13019 Park Place #202 that sold for $1,013,000 and another was a 3 bedroom unit in the nearby gated community of Fusion South Bay that sold for $1,029,000.

$806 was the average price per square foot and homes averaged  37 days on market before going into escrow.

The latest home to hit the market in Three Sixty and one of only 2 current homes for sale is a 2 bedroom plan 1 townhome in the Row located at 5451 Ocean #102.

The home is Listed by Brook Billings of Compass.

According to the listing notes, the home has been recently renovated with the addition of hardwood floors and the bathrooms recently being reimagined and remodeled.  That said there are no photos of the interior due to the tenant and we have not been through so the condition of the interior is a bit of an unknown.  The home is definitely priced on the high side as the last two sales of the same floorplan  sold off market for $975,000 in April 2024 and $960,000  in November 2023.

The latest home to hit the market in the gated community of Three Sixty South Bay is a good one.  12920 Central #402 is a top floor unit so in addition to nobody above, it has a larger than normal balcony.  This is one of the largest layouts in the “Flats” with almost 1,600 square feet on one level.  The Flats condos are all single level and unlike most condos, each unit has a private (obviously detached and on the first floor) garage for cars or storage. The condo is listed by Hannah DelPonte of Compass.
