For the first time ever the average sales price of the homes, townhomes and condos that sold in Three Sixty exceeded the $1,000,000 mark. Of the 43 on MLS sales during 2021 the average “list” price was just over $1,009,000 with the average sold price just over $1.047,000. We would love to tell you about all of the new listings and opportunities in the gated community of Three Sixty…….but unfortunately for
buyers eager to find a home in 360, the news isn’t so good. As of 12/18/21 there are no homes active for sale in the gated community. There had been a few that hit the market that were priced at record numbers which we thought might sit for a bit, but that hasn’t proven to be the case. In addition there are no current active listings. We’ve been talking with several sellers so hopefully we’ll have some new listings to tell you about in the near future. It seems that no price is too high at the moment.
With the official active status of the Flats 2 bedroom condo at 13032 Union #302 we officially have something for sale in Three Sixty. This
new listing, along with a coming soon home in the Terraces, are both priced to well exceed the previous price records for these layouts but with the unceasing demand they just might get close.
This may be the nicest condo we’ve ever seen in Three Sixty and we’ve been selling homes in there for a long time. It appears that just about every surface has been updated and upgraded and it’s absolutely stunning. They’ve priced it at $960,000 which will be far and away an all time record for a residence 3 floorplan in the Flats. The last three of this floorplan sold for $852,000, $820,000 and $830,000. New to the market is a residence 1 floorplan in the Terraces at 5245 Pacific Terrace set to go active this week. The residence 1 is the smallest of the Terrace layouts
with around 1,861 square feet, 3 bedrooms and 2 1/2 baths. The “Terraces” are single family style homes in the community with no shared walls and small yards. The HOA fees in the Terrace homes are the lowest in the community.
Given that the last 2 residence 1 sales were at $1,197,000 (3/23/21) and $1,122,500 (3/10/20) the price of $1,450,000 is a big leap on this latest listing and will definitely be one to watch.
