Three Sixty South Bay is an awesome place to call home and it’s certainly one of our favorites.  As great as it is, it may not be perfect for every buyer so we occassional want to introduce our visitors some of the neighboring communities.  Just a short distance from 360 and Hollyglen is the most sought after of all the beach towns……Manhattan Beach.   From a charming downtown areas bustling with shops and restaurants, to the iconic pier, to the world renowned beach and award winning schools…..Manhattan Beach has it all and is one of the best beach towns we can imagine.

Welcome to Manhattan Beach Real Estate

Manhattan Beach real estate consists of 5 somewhat distinct areas or neighborhoods, each generally served by a different elementary school and each having features to offer home buyers.  The sand section is the area generally west of the streets Valley and Ardmore.  It stretches from El Segundo in the north to Hermosa Beach in the south and is the epitome of coastal living.  Homes often enjoy panoramic ocean views and some sit oceanfront on the famous Manhattan Beach Strand.  The hill section has the best of all worlds with often large lots which allow for luxury homes with extensive outdoor areas and often enjoy stunning ocean and Catalina views.  The tree section sits just east of the sand section and has a strong community feel.  Lots in this area are a bit smaller than the hill section so yards are not as expansive but the quiet and safe feel of the area allows for tight a tight community feel.

7 Homes on The Market in 360 ….There’s No Better Time

One of the reasons that prices have continued to go up in 360 is that the demand for homes in the gated community never seemed to slow.Court home in Three Sixty at 12822 Manhattan Court  While demand is still strong there’s no doubt we’re in a bit of a slowdown in the 360 real estate market.  One thing that may finally settle the incredible “sellers”  market down a bit is an increase in available homes.  That seems to be changing and as of 3/15/19 there are 7 homes for sale in 360.  That’s far more than we’ve seen in the past few years and we’re aware of at least two other upcoming listings.

Buyers Being Able To Negotiate?

One of the challenges for buyers in the past years is that with the demand and number of other buyers, there has been very little ability to negotiate.  In a normal “balanced” market things are on a relatively even terms.  Homes sit on the market for a while, and buyers have the ability to try and negotiate good terms, whether that’s a good price or whether thats other items like repairs, timeframes, etc.

For Homebuyers Interested in 360….Now May Be The Time

Inventory on the Uptick – 5 Homes Currently on the Market With Two Off Market Listings Coming

2019 is finally seeing a bit of an increase in the number of homes for sale in Three Sixty South Bay.  As of 3/5/19 there are now 5 current listings with 2 additional homes soon to come on the market.  The current homes for sale offer a very nice variety of styles and floorplans with the newest listing being a single family style Terrace home at 5564 Palm.  The 4 other homes for sale run the gamut from a 1 bedroom in the “Lofts” (which is quite rare), a 2 bedroom in the Flats, a second Terrace single family and a very large townhome in the Row.  The homes soon to come on the market are a 3 bedroom in the Townes and a 2 bedroom in the Flats

Finally Some Housing Inventory in Three Sixty South Bay

It’s been pretty slowgoing with new listings for sale in the gated community of 360 South Bay with only a trickle of homes on the market. Those homes have generally sold pretty quickly in the past few months although there are indications that the real estate market may be cooling.

Recently there have been a few new homes for sale and a few are fairly unique. One of the recent listings was a 1 bedroom loft style home in The Lofts at 5550 Boardwalk # 102, which quickly went into escrow. We are aware that another similar unit will soon hit the market as well.

As of this post on 11/28 there are 3 active homes for sale in 360 and we are aware of three upcoming or off market listings in the community as well. If you are looking to buy in the community now may be a good time to buy with a variety of homes available and interest rate rises on the horizon.
