Three Sixty A Big Part of Hollyglen Home Sales in February

Welcome to the real estate recap for February 2025 in Hollyglen and Del AireTownhomes at 5447 Strand in Three Sixty at South Bay Hawthorne

Three Sixty South Bay home sales played a big role in the homes that sold last month.   There were 7 homes sold in Hollyglen and Del Aire in February and 3 of them were in Three Sixty.

The average “list” price was $1,050,557 and the average sales price was $1,070,571 which was fairly consistent with recent months.

One of the 3 homes that sold in the gated community of Three Sixty, one was a top floor single level condo at 12920 Central #401 that had been on the market for an astonishing 343 days before selling at $775,000.  Another was a very different story as 5419 Strand #105 sold for over list price after only 5 days on the market.  The third sale was a fairly similar 2 bedroom townhome in the row at 5355 Strand #103 that sold for $1045,000 after 12 days on the market.  That was a bit of an odd situation being sold while a tenant was in the home and would likely have sold higher under different circumstances.

How Did 2024 Sales Compare With Prior Years in Three Sixty

Take a look at how the 2024 Real Estate Market in Three Sixty Compared to Prior Years

2024 was historically slow in terms of homes that sold in the gated community of Three Sixty.  There were only 16 home sales which more than the 13 that sold in 2023 but than half of the homes sold in 2022 and about a 66% drop from the normal average.  Home prices were still impressive with the highest average prices that have ever been seen in the community.  With 7 homes currently for sale in the gated community, we’ll have to see what 2025 holds in store but it’s off to a busy start.

Three Sixty 2024 Real Estate Recap5565 Ocean Hawthorne - Courts townhomes in Three Sixty

It was a slower year for home sales in the gated community of Three Sixty not due to a low demand, but due to a low number of homes for sale.  Of the 16 homes that sold 5 were condos in the Flats, 9 were townhomes and 2 were single family style homes in the Terraces.

The average list price was $1,158,063 with the average sold price at $1,172,625.    Homes averaged 38 days on the market before going into escrow which is longer than in previous years.

The market thus far in 2025 is dramatically different with 7 homes currently for sale in Three Sixty (as of 2/3/25)

The 16 homes that sold was higher than 2023 with only 13 home sales but a huge drop from 29 in 2022 and 45 in 2021.  See how Three Sixty real estate compared with prior years.

The latest home sale in the gated community of Three Sixty at South Bay is one of the larger single level condos in the “Flats”.  13124 CentralFlats condos Ave # 302 was listed at $999,900 and closed in December at $955,000.  The single level condo was a fairly a rare “residence 6 floorplan” with a beautiful open layout and over 1600 sq feet. **

What makes this floorplan unique is that the primary suite has a spacious retreat which is large enough for a multitude of purposes.  The home featured hardwood floors in the living room, granite countertops and more.

As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living,  air conditioning and is part of the award winning Wiseburn School District.

The Year in Review – 360 Home Sales in 2016

2016 was an incredible year in 360 at South Bay with home prices continually on the rise and most listings not lasting long before going into escrow.  There were 39 closed home sales in 2016 in Three Sixty with a median price of just under $745,000.  Compare this with 2015 which saw 47 home sales at a median price of $703,000.  The least expensive home of 2016 was a one bedroom in The Flats selling for $525,000 with the highest sale of the year being a detached 4 bedroom in the Terraces closing at $1,325,000.  Of the 38 home sales the various model/floorplans were:

  • Row – 5
  • Townes – 4
  • Terraces – 3
  • Garden – 1
