How Are Three Sixty and Fusion South Bay Similar and Different?

What is Similar and What is Different Between Three Sixty and Fusion South Bay?

We are often contacted by home buyers interested in both the gated community of Three Sixty as well as Fusion South Bay.  Many have just a basic understanding of the two communities and what each has to offer.  The two communities have a very different look and vibe.  Three Sixty has a real feeling of community with multiple social areas, people always around walking dogs or just going for a stroll…..Fusion has a bit more of a younger commuter feel.  This is still a great community feel, but overall it feels a bit more like an area where most are off to work during the day.

They are quite a bit different so here’s rundown of some of the similarities and differences:

Similarities

  • Both communities are gated complexes
  • Both are in the Hollyglen neighborhood of Hawthorne CA
  • Both are served by the highly ranked Wiseburn School District
  • Both are built after 2005 and still have a fairly new feel to the interiors
  • Both offer A/C in all of the homes, townhomes and condos
  • All homes have private garages
  • Both communities have pool/jacuzzi areas
  • Both are great for commuters with freeway access very close by

Differences

  • Prices:  Three Sixty is generally considerably higher priced (for similar square footage) than Fusion.   
    • The 2021 average sales price of two bedroom homes in Three Sixty was $907,719. 
    • The  2021 average sales price of two bedroom homes in Fusion was $800,559.
  • Variety of Home types:  Three sixty has a much larger variety of homes and styles.  They have single family style detached homes, townhomes and single level condos.  Fusion also has different layouts but not the same variety
  • Home Sizes & Layouts:  Fusion only has 2 and 3 bedroom homes.  Three Sixty ranges from studios to  4 bedrooms
  • Amenities & Facilities:  While Fusion has a nice pool and spa, small basketball court and small playground…they have the typical feel of gated communties…nice but nothing uncommon.   Three Sixty, on the other, has a true resort feel with luxury amenities.  This is more like life on vacation with an incredible pool deck with lap pool, fun pool and jacuzzi, BBQ area, community firepit, hotel style lounges (even some cabanas), incredible clubhouse with flatscreen TVs, pool and more.  There are also 2 dog parks (big dog/little dog) grassy park areas, playground and paddle tennis/basketball courts.  In addition they have a legitimate fitness center with all the bells and whistles of a great gym.
  • Community:  As mentioned above the two communities just feel a bit different.  Fusion’s location is great but due to it’s size (much smaller than 360) and difference of amenities it just doesn’t have the same neighborhood feel.  People really seem to know other residents in 360 and that isn’t quite as much the case in Fusion.
  • On site management:  360  has an on site manager/office.  Fusion does not have an onsite manager
  • Size:  Three Sixty is much larger with over 600 homes while Fusion has 280 homes.  The layout of the communities is much different as well.  Fusion is in the shape of an L so it’s long and narrow….360 is more of a large triangle which allows for the community center and pool areas to be more of a hub and gathering spot as everything is centered around those two areas.

Another WOW Sale – 13029 Central #303 Sells $105,000 Over the List Price

It seems that every home that sells in Three Sixty is a new record sales price.  While this one isn’t technically a record, it’s pretty close.  This plan 2 in the Flats is the smallest 2 bedroom layout.  Less than a year ago this layout basically maxed out around $850,000.

That was then….this is now as they say.

The in Three Sixty South Bay was a plan 2 layout, single level condo in the Flats.  Listed at $865,000 the condo closed $105,000 over the asking price at a stunning $970,000!

This layout featured 2 bedrooms, 2 baths, nice sized interior laundry and featured some nice original builder upgrades including granite counters,  dark cabinetry, hardwood floors and more.   The 3rd floor location gave it a nice sense of light and space, but this was an interior view making the sales price all the more impressive.  As with all of the homes in Three Sixty this townhome offered air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.

Rare 1 Bedroom in the Lofts at 5550 Boardwalk Closes at $775,000

There were 2 home sales in the community of 360 South Bay during February 2022 and one was a fairly rare unit in the Lofts.  5550

 

Boardwalk #105 was listed at $775,000 and sold at full price.

The builder only developed one building known as the “lofts” which makes it rare with a very unique layout and configuration.  The loft style makes for a dramatic livingroom with high ceilings and great light.  Some of the other highlights of this type home is that it offers a very large outdoor deck/patio and loft bedroom is very bright and spacious (and open).

Homes, townhomes and condos that sold in  Hawthorne during February 2022

February 2022 was a busier month in terms of the number of homes closing escrow in the city of Hawthorne.  There were 24 closed sales compared with only 15 properties selling in January.   That’s still a low number for Hawthorne but a big improvement from January.

The average “asking” price was $796,542 with the average sold price at $813,427 meaning that, in general, homes sold well higher than the list price. The average price per foot was $679.

Two of the 24 home sales were in the gated community of Three Sixty.  One was a fairly rare “loft” unit at 5550 Boardwalk that sold quickly and closed at $775,000 and the other was a 3rd floor single level condo in the Flats that sold for a pretty amazing $970,000.    See how that compares with other months on our Hawthorne real estate market trends and statistics page.

Another Big Price Reduction on 5574 Palm?

We’ve been talking a lot about this home lately as it really just hit the market 2 weeks ago and it’s gone from  $1,439,000 to $1399,000 to a drastic $1,299,000.  It’s sure to get a ton of interest at this price and will likely sell well over this newest price.  Given the recent close of  5245 Pacific Terrace, which was also a residence 1, at $1,450,000 makes it likely 5574 Palm will sell quickly.

The home is a  which is the smallest of the Terrace layouts with around 1,861 square feet, 3 bedrooms and 2 1/2 baths.

The “Terraces” are single family style homes in 360 with no shared walls and small patios or  yards.  The HOA fees in the Terrace homes are the lowest in the community.  As with all of the homes in Three Sixty  5574 Palm offers central air conditioning, private garage, access to the  the incredible 360 community amenities and is part of the award winning Wiseburn School District in Hollyglen.
