The home was well priced at $875,000 and the sales price of $870,000.  The photographs didn’t really do it justice, but #301 was a very nice “residence 3” third floor condo in the Flats with hardwood floors, granite counters and more.

It’s pretty hard to believe but the last condos with the same floorplan sold just about a year ago for $977,000 and $955,000.

While we’re not entirely sure of the reason, this 3 bedroom townhome in the Row was pulled off of the market for a few days to come back on the market shortly thereafter.

The home is in great condition but the real challenge seems to be the location as it’s the furthest home to the north in this section of the community which puts it up right next to El Segundo Blvd which is a fairly busy and loud street.   With AC and all of the windows closed it’s not overly noticeable from the inside but it’s pretty hard not to know it’s right there.  They have lowered the price once from $1,340,000 to $1,315,000 but given the location it’s still too high in our opinion.

The popular residence 3 floorplan in The Row has 3 bedrooms on three different levels.  The ground floor suite has it’s own patio and is perfect for guests or extended family.   The primary suite is on the 3rd level with the main living level offering a spacious and bright layout with soaring ceilings, open concept floorplan and a guest bedroom and bath.  One of the other really nice aspects to the residence 3 layout is that the home has a very spacious deck off of the main living area.

Hawthorne CA Real Estate Market Review – May at a Glance

Let’s take a quick look at the month that was for real estate in Hawthorne CA.

May 2023 was solid month with 23 homes sold in Hawthorne at a median sales price of $835,000.  Homes averaged only 36 days on market and the average price per square foot was $610.  Unfortunately none of the home sales during last month were in the gated community of Three Sixty.

5441 Ocean Lowers Price Again – Now For Sale at $1,375,000

In what is becoming a common theme, the usually highly sought after Residence 3 layout townhome at 5441 Ocean #101 has just recently dropped the price another $50K.  It was originally priced at $1,385,000 and then lowered to $1,325,000 on May 23.

As of 6/5 this corner home is now priced at $1,375,000 this is now a bit closer to being comparable to the previous highest sale (by quite a bit) of this layout selling at $1,375,000 in August of 2022.  One challenge that this home has (in terms of the price) is that it’s fairly close to El Segundo Blvd so it does get some, but limited, exposure to road noise.
