How Did Home Sales in Three Sixty Compare with Prior Years

Welcome to the 2023 year end recap for the real estate market in the gated community of Three Sixty. 2023 ended up as a VERY slow year for the number of homes that sold with only 13 closed sales during the year.  Compare that to 29 in 2022 or the peak year of 2017 with 65 sold homes and you can see just how slow it was.

That said it was still a great year for sellers with home prices near peak levels.  The average sold price was $1,094,846 which was just slightly off of the 2022 numbers.  Homes stayed on the market a bit longer as well with a few of the homes that sold at the end of the year sitting on the market for a while skewing the overall numbers.

2023 Three Sixty Real Estate Market Year in Review

2023 was a very slow year for home sales in Three Sixty. The year started off with very little inventory and high demand. Few listings meant few sales. The market stayed slow until towards the end of the year where there were a few listings, but seemingly little demand. Even with the higher interest rates this was still a surprise as homes tended to sit on the market for longer, and sold for quite a bit less than during the peak summer months. The average price of the homes that sold was $1,094,846 and homes averaged 48 days on market before selling.

According to top Three Sixty realtor Keith Kyle with Vista Sotheby’s, 2023 marked the fewest number of homes that sold since the community was started.  The previous low was 16 homes in 2013 when construction of the homes was just beginning.

Top Floor One Bed Condo 13032 Union #401 Sells for $840,000

Top Floor One Bedroom Condo in the Flats Closes at $840,000

Although it took a while to both go into escrow and eventually close escrow, the top floor one bedroom condo at 13032 Union closed escrow in November at $840,000.  The home was originally listed in June for $895,000 and after a few reductions when into escrow after 100 days on market.  The last price before going into escrow was $870,000 which was a bit tough as there was a 2 bedroom (not on the top floor however) that sold at a similar number.

Despite the amount of time it took to sell, the $840,000 is a very impressive number from a historical sense.  Although a few years back (2019) , the last one bedrooms to sell were all in the mid to high $600,000s.

As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living,  air conditioning and is part of the award winning Wiseburn School District.

5441 Ocean in Three Sixty South Bay

It’s been a bit of rough going for the townhome at 5441 Ocean #107 as it’s been on again and off again with a number of price reductions.  It’s a highly sought after floorplan and is in pretty nice condition so it’s real challenge is the location as it is right next to El Segundo Blvd and the traffic noise that comes along with that.  Having said that it’s starting to be a more attractive price at the new $1,287,000.

The home originally listed back in July for $1,340,000 but that was definitely a long shot given the location and what some of the same floorplan in better locations had recently sold for.

The popular residence 3 floorplan in The Row has 3 bedrooms on three different levels.  The ground floor suite has it’s own patio and is perfect for guests or extended family.   The primary suite is on the 3rd level with the main living level offering a spacious and bright layout with soaring ceilings, open concept floorplan and a guest bedroom and bath.  One of the other really nice aspects to the residence 3 layout is that the home has a very spacious deck off of the main living area.
