We are often contacted by home buyers interested in both the gated community of Three Sixty as well as Fusion South Bay. Many have just a basic understanding of the two communities and what each has to offer. The two communities have a very different look and vibe. Three Sixty has a real feeling of community with multiple social areas, people always around walking dogs or just going for a stroll…..Fusion has a bit more of a younger commuter feel. This is still a great community feel, but overall it feels a bit more like an area where most are off to work during the day.
They are quite a bit different so here’s rundown of some of the similarities and differences:

Let’s take a quick look at the month that was for real estate and home sales in Hawthorne CA. Overall January was a pretty slow month in terms of the number of homes that sold with only 14 total on market home, townhome and condo sales. The median home prices was $875,000 and an average days on market 27.
Of the 14 home sales 3 were in Hollyglen and of those 2 were in the gated community of Three Sixty South Bay. One was a record setting condo sale in the Flats at 13032 Union #303 and the other was yet another record setting sale….this time of the smallest residence 1 floorplan in the Terraces at 5245 Pacific Terrace that closed at an amazing $1,455,000. Let’s kick off 2022 and see how the real estate market in Hawthorne fared to start the year. Search below for all of the homes, townhomes
and condos that sold in the South Bay city of Hawthorne California during the first month 2022.
January 2022 was a slower month for closed home sales in Hawthorne with only 15 on MLS homes closing escrow during the month. The average “asking” price was $901,407 with the average sold price at $928,900 meaning that, in general, homes sold well higher than the list price. Despite the low number of home sales….these prices were big for the city of Hawthorne.

As we recently noted, 2021 was not only a great year for home sales in the gated community of Three Sixty in Hollyglen, Hawthorne….it was the first year in which the average price of the homes that sold exceeded $1,000,000. There were 43 on market
home sales, with several others selling off market, during 2021. The median list price was $1,009,000 and the median sold price was just over $1,047,000.
Homes averaged only 11 days on the market before going into escrow which is an incredible stat. The lowest price sale of the year was $625,000 for a studio condo in the Flats(marketed as a one bedroom) with just under 1,000 square feet and the highest price sale of the year was $1,650,000 for a very large single family style home in the Terraces. There’s low inventory….and then there’s historically low housing inventory. The demand for homes in the South Bay, and especially in the
gated community of 360 certainly hasn’t diminished but the inventory definitely has. Three Sixty currently has no active and available homes for sale, nearby Redondo Beach has 18 active homes compared with 58 last December, there are 6 homes for sale in El Segundo compared with 11 last December, and 36 active MLS listings in Torrance compared with 67 last December.
