2023 was a very slow year for home sales in Three Sixty. The year started off with very little inventory and high demand. Few listings meant few sales. The market stayed slow until towards the end of the year where there were a few listings, but seemingly little demand. Even with the higher interest rates this was still a surprise as homes tended to sit on the market for longer, and sold for quite a bit less than during the peak summer months. The average price of the homes that sold was $1,094,846 and homes averaged 48 days on market before selling.
According to top Three Sixty realtor Keith Kyle with Vista Sotheby’s, 2023 marked the fewest number of homes that sold since the community was started. The previous low was 16 homes in 2013 when construction of the homes was just beginning.

Welcome to the November 2023 real estate recap for home sales in Hawthorne CA. The number of homes that closed escrow was pretty typical with 18 condo, townhome and home sales during the month. Two of the 18 were in the gated community of Three Sixty. The first was a 1 bedroom top floor condo at 13032 Union Ave $401 that had been on the market for a while that sold at $840,000. The other was a 2 bedroom “Row” townhome at 12824 City Dr #105 that closed at $960,000.
The average “asking” price was $861,661 with the average sold price at $866,444 which was quite a bit below the October average sales price of $940,687.
The average price per foot was $647 with the average days on market 33 which was slightly below the 34 in the prior two months.

As there isn’t much for sale in Three Sixty, we wanted to bring your attention to an alternative…..just down the road.
The gated community of Fusion at South Bay is Manhattan Beach adjacent and although it doesn’t offer the same community vibe or the level of amenities in Three Sixty, it’s also less expensive, is also served by the Wiseburn School District and makes for a great alternative.
While the Three Sixty real estate market has been slow…it’s been a historically slow year in Fusion with less than half of the normal number of homes hitting the market or selling.
5400 W 149th #11 is a very nicely updated and well maintained “A layout”(click to see floorplan) listed by Rina Culligan of Bayside. The A floorplan is the smallest layouts in the community and priced accordingly. This 2 level home featuress a compact and efficient living room/dining room/kitchen downstairs along with a full bath, guest room and stackable laundry closet. Upstairs is the primary suite so it makes for a pretty appealing layout for roomates or people that have guests staying with them. The home also offers a very nice sized outdoor deck/patio.
The A and B units have pretty tight one car garages that are just seconds away but are not attached so no direct access from the home. In addition to the 1 car garage owners of A units have a designated parking spot out front.
As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.
Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

One of the lates sales in the gated community of Three Sixty at South Bay sold at a very impressive $1,650,000. It hit the market at
the beginning of August listed at $1,699,000 and as we mentioned in a post, we thought it was going to be a real test to get anywhere near that number….they did and congrats to the seller and listing agents for such an impressive sale.
The former record price was $1,600,000 of a similar layout back in November 2021 which was pretty close to the peak of the frenzied market. 5240 Pacific is a beautiful Terrace plan 4 layout which is the largest floorplan offering 4 bedrooms all on the 2nd level with 2.5 bathrooms approximately 2,500 square feet. The layout offers a fairly open living/dining/kitchen area that shares the entry level with the 2 car garage. Second level features 4 bedrooms and top level offers a fantastic lounge area/great room with attached spacious deck.
As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living, air conditioning and is part of the award winning Wiseburn School District.
