Three Sixty condo sells at $760,000

The latest home sale in the gated community of Three Sixty was a  fairly rare top floor  single level, 1 bedroom residence 4 layout in the “Flats” originally listed at $799,950….reduced to $769,950 and sold at $760,000.  The last sale of a 1 bedroom was also a top floor unit and sold about a year ago for $775,000.  That unit was originally listed at 875,000 and sold for $100K less after a year on the market.  Clearly the market has declined in the past 18 months for the 1 bedroom flats condos.

13029 Central #401 was listed by Robert Clyde Walatka & Sue Murphy of Keller Williams South Bay.

The condo was spacious for a 1 bedroom almost matching the square footage of some of the 2 bedroom units.  Original design choices in this condo are pretty bold with dark tile floors and dark countertops.  While it might not be to everyones taste, the home is very clean and in turn key condition.

It was another slower year for home sales in the gated community of Three Sixty.  The slower market was part of a slow down in most South Bay cities and neighborhoods and certainly not exclusive to Three Sixty.

Unlike 2024 when demand was strong, but inventory stayed low….several homes, townhomes and condos were listed in 2025 that took a long time to sell, despite being “correctly” priced for the most part.  In addition price reductions became fairly commonplace.

That said 2025 did see more home sales than the year prior.  There were 21 homes that sold this past year compared with a historically low 16 in 2024.

The average list price was $1,157,662 with the average sold price at $1,176,497 which was slightly up, but very similar to 2024 prices.    Homes averaged 37 days on the market before going into escrow which is longer than in previous years.

5371 Pacific Terrace Sells at $1.8M! – All Time High Sale

The latest home to sell in Three Sixty is pretty special in both the condition and the price.  Arguably the nicest Terrace home we’ve been through, the
$1,800,000 sale price is well above the previous high sale in Three Sixty.

The $1,800,000 price is the highest of all time….by quite a bit.  The highest sale in the community was $1,625,000 for 5240 Pacific Terrace that sold in 2022.

How Did 2023 Compare With Prior Years in 360 Real Estate

2023 was historically slow in terms of homes that sold in the gated community of Three Sixty.  There were only 13 home sales which was less than half of the homes sold in 2022 and about a 66% drop from the normal average.  Home prices were still impressive with just a slight drop from 2022 although the higher prices were primarily the first half of the year with a number of reductions and longer days on market after the summer with the interest rate hikes.

2023 Three Sixty Real Estate Market Year in Review

2023 was a very slow year for home sales in Three Sixty. The year started off with very little inventory and high demand. Few listings meant few sales. The market stayed slow until towards the end of the year where there were a few listings, but seemingly little demand. Even with the higher interest rates this was still a surprise as homes tended to sit on the market for longer, and sold for quite a bit less than during the peak summer months. The average price of the homes that sold was $1,094,846 and homes averaged 48 days on market before selling.

According to top Three Sixty realtor Keith Kyle with Vista Sotheby’s, 2023 marked the fewest number of homes that sold since the community was started.  The previous low was 16 homes in 2013 when construction of the homes was just beginning.

BIG Sale at 5240 Pacific Terrace – Terrace Home Sells at $1,650,000

One of the lates sales  in the gated community of Three Sixty at South Bay sold at a very impressive $1,650,000.  It hit the market at the beginning of August listed at $1,699,000 and as we mentioned in a post, we thought it was going to be a real test to get anywhere near that number….they did and congrats to the seller and listing agents for such an impressive sale.

The former record price was $1,600,000 of a similar layout back in November 2021 which was pretty close to the peak of the frenzied market.   5240 Pacific is a beautiful Terrace plan 4 layout which is the largest floorplan offering 4 bedrooms all on the 2nd level with 2.5 bathrooms approximately 2,500 square feet.  The layout offers a fairly open living/dining/kitchen area that shares the entry level with the 2 car garage.  Second level features 4 bedrooms and top level offers a fantastic lounge area/great room with attached spacious deck.

As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living,  air conditioning and is part of the award winning Wiseburn School District.
