5245 Pacific Terrace Closes at an Eye Opening $1,455,000

Yet another sales price record was broken and this time is was a  residence 1 floorplan in the Terraces at 5245 Pacific Terrace which closed escrow at an incredible $1,455,000.  There have been plenty of freestanding Terrace homes that have sold over $1.4M but they were all much larger.   The residence 1 is the smallest of the Terrace layouts with around 1,861 square feet, 3 bedrooms and 2 1/2 baths.

Given that the last 2 residence 1 sales were at $1,197,000 (3/23/21) and $1,122,500 (3/10/20) the sales price of $1,450,000 shows just how crazy the market has become.

Latest Home Sale in the Row – 5441 Ocean Unit#105 Closes Escrow at $950,000

One of the latest closed home sales in Three Sixty was a residence 1 layout townhome in the Row.   The multi level 2 bedroom townhome was listed for $950,000 and closed at full price after a brief 17 days on the market.      Offering approximately 1,554 square feet (BTV) with 2 bedrooms and 2 1/2 baths.  The home featured 2 main levels with the 1st floor being an open concept living, dining,  kitchen and powder room.  The upper level offers 2 bedrooms each with private bathroom.   The conveniently located interior  laundry closet is also on the top floor between the bedrooms.  Lowest level offers a 2 car attached tandem garage.   As with all of the homes in Three Sixty this townhome offered air conditioning,  the incredible community amenities and is served by the award winning Wiseburn School District.

9 Closed Home Sales In September

Wow….what a month it was in Three Sixty with 9 closed home sales.  It was a big month and it’s been a big year.   The median “list” price for the month was $875,000 and the median “sold” price was $877,000 meaning that homes generally sold higher than the list price. Given the extremely short 10 days on the market before selling, it’s clear that the demand remains strong and it’s still very much a market that favors sellers.

Corona Virus Certainly Not Seeming to Reduce Demand in 360 South Bay

We got excited as there was finally a few new listings that came on the market in 360 South Bay in March.  Both homes quickly went into scrow….one after 2 days and one after 4 days.  Not that we’re not excited for those sellers, and home owners in general in 360, but that’s not even making it through the first week before going into escrow is fairly unbelievable….especially given the lower demand (so you would think) due to the concerns and self quarantine situation of the Corona virus.  View the current escrow and recent sales in Three Sixty.

We’re getting word of several homes soon to be on the market and hopefully one of these days buyers might have a fighting chance of getting the home they’ve been waiting for.
