5351 Ocean #102 – Residence 2 in the Court Sells for $1,180,000

We’ve seen two 360 South Bay homes close escrow thus far in October and the first was a plan 2 layout in the Court townhomes.   We reported back when this was listed that it would be in interesting test as to where the market could go.  At the time it was priced well above the previous sale of the same layout.  Not only did it not struggle with the list price, but actually sold well above the list price.  The home closed escrow at a VERY impressive $1,180,000.    The previous sale 5440 Pacific Terrace was priced at $1,o25,000 and wasn’t as nice….but was in a better location.  The home at 5351 Ocean sold at a pretty stunning $1,180,000.   The home was beautifully updated and upgraded, however, and really has a different look and feel than the original builds.   The plan 2 is a popular layout as it has 3 bedrooms each with it’s own bath….and one of them is on the ground floor.  The second floor offers all of the living spaces and as there are no bedrooms on this level the room is expansive.    The residence 2 layout in the Courts offers between 1,860 and  1,978 square feet (buyer to verify).  This home is near the entrance of the community so it is impacted a bit by road noise.  Generally speaking the homes in this side of 360 usally sell at a premium price.   As with all of the homes in Three Sixty this townhome offered air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.

9 Closed Home Sales In September

Wow….what a month it was in Three Sixty with 9 closed home sales.  It was a big month and it’s been a big year.   The median “list” price for the month was $875,000 and the median “sold” price was $877,000 meaning that homes generally sold higher than the list price. Given the extremely short 10 days on the market before selling, it’s clear that the demand remains strong and it’s still very much a market that favors sellers.

3 Home Sales in November in Three Sixty South Bay

Market update:  There were three home sales in 360 for the month of November which is fairly typical but far below the record setting October.  The three homes were all very distinct with one single level condo in the Flats, a 4 bedroom townhomes in the Townes and and a single family style home in the Terraces.  See the current homes for sale in Three Sixty South Bay.
