Well that didn’t take long.  After less than 2 weeks on the market and then a very short 22 day escrow, the larger 2 bed condo at 13029 Central just closed at full price.   See all of the recent home sales in Three Sixty.

13029 Central #204 was listed by Tara Bucci & Leslie Weber of Coldwell Banker Realty.

This was the first time the condo has sold since it was first built.  The current owner bought for $514,000 in 2013.  The home has a pretty distinctive and unique interior with some bold colors and finishes so we thought that the seller might have some challenges but it was well priced and clearly they didn’t have any challenges.

As with all of the homes and condos in the gated community  of Three Sixty, the home enjoys the incredible resort like amenities including the “center” with multiple pools and spa, BBQ area, dog parks, community rooms, a state of the art fitness center and more.  Enjoy gated living,  central air conditioning and heat and the Hollyglen location means it’s part of the award winning Wiseburn School District.

What a Year 2025 Has Been So Far for Three Sixty Real Estate

2025 Starting a Big Year for Three Sixty Real Estate MarketEntry gate at Three Sixty South Bay

What a start to the year in the gated community of Three Sixty.  As of May 31st there have been 12 sold homes, 3 pending sales and 4 active listings in Three Sixty.  The 19 homes that have been active in 2025 is already 3 more than sold in all of 2024…..and 6 more than all of 2023.

This isn’t an area wide increase…..just compare the busy real estate market in Three Sixty to nearby Fusion South Bay with only 2 homes on the market in 2025.  It’s not entirely clear why so many homes are hitting the market in Three Sixty but it’s most definitely good for home buyers.

Some of the home sales in the earliest years were not on the MLS as they were sold directly from the builder so the 2013 – 2015 are not completely accurate and reflect only the on market home sales.

What a year it’s been with a steady number of homes hitting the market in 2025 in the gated community of Three Sixty South Bay.  This latest townhome for sale is the 18th home to hit the market this year.    Compare that to only 16 home sales in Three Sixty in ALL of 2024!

5547 Strand Unit#101  is listed by Tracey Nesicolaci of Vista Sotheby’s International Realty.

This latest listing is a larger “Residence 3” townhome in the “Row” listed for $1,400,000. This layout is always popular for several reasons.  First and foremost it’s one of the largest townhome layouts with over 2,100 square feet on three levels.  The living room area is very large with an open concept and soaring ceilings making it feel even larger.  Lastly the plan 3 has 2 spacious outdoor decks and patios which is very unlike the residence 1 and 2 layouts with very small (and not very private) patios.

The layout is unique with all three bedrooms on different levels.  Pretty ideal for roomates or for long term visitors but a bit tough with younger kids as the 3 levels are pretty separated.  The first level features a suite with it’s own entry making it ideal for extended family or roomates.  The second level features the spacious living, dining and kitchen along with a large deck, one of three bedrooms and laundry.  The top level features the thirs suite along with a fairly large open loft area ideal for a home office or even a nursery.

How’s The Three Sixty Real Estate Market Doing?

How’s the Market?Townes townhomes in Three Sixty South Bay in Hawthorne

Whether that question is coming from a prospective buyer, or an owner in the community curious to know if homes are selling….it’s a very common question. It’s surprising how many people ask that question assuming the market is slow.

The short answer as to hows the market or what’s happing with home sales is that the market is pretty impressive.  Most new home listings quickly go into escrow.   4 of the most recent listings all went pending, or went into escrow, after a week or so on the market. So the short answer is the real estate market in the community is thriving.

But that’s not the case for every home…..

That said there are also a few homes that have sat on the market for quite a while which is an interesting combination. Why are some homes selling quickly and some not.    There are all sorts of reasons but in our opinion, much comes down to maximizing the interest level that comes from being a new listing. That means pricing well, preparing for the market and presenting in the very best light.  Homes that hit the market overpriced tend to linger…even once the prices have been reduced.  Homes that are tough to show or don’t show well also tend to sit.  See below the current active and pending sales (as of 5/22) or check out the current escrows and recent sales page to see the homes sold in the past 90 days in the community.
