With no active listings as of 11/23 (4 homes are currently in escrow) it’s great to see a new home heading to the market.  Coming  soon is a beautiful 2 bedroom single level condo in the Flats in the gated community of Three Sixty South Bay.  This may be the nicest condo we’ve seen in the community and we’ve been selling homes in there for a long time.  It appears that just about every surface has been updated and upgraded and it’s absolutely stunning.  They’ve priced it at $960,000 which will be far and away an all time record for a residence 3 floorplan in the Flats.    The last three of this floorplan sold for $852,000, $820,000 and $830,000.  This one really is special but that price will be a milestone to say the least.

5351 Ocean #102 – Residence 2 in the Court Sells for $1,180,000

We’ve seen two 360 South Bay homes close escrow thus far in October and the first was a plan 2 layout in the Court townhomes.   We reported back when this was listed that it would be in interesting test as to where the market could go.  At the time it was priced well above the previous sale of the same layout.  Not only did it not struggle with the list price, but actually sold well above the list price.  The home closed escrow at a VERY impressive $1,180,000.    The previous sale 5440 Pacific Terrace was priced at $1,o25,000 and wasn’t as nice….but was in a better location.  The home at 5351 Ocean sold at a pretty stunning $1,180,000.   The home was beautifully updated and upgraded, however, and really has a different look and feel than the original builds.   The plan 2 is a popular layout as it has 3 bedrooms each with it’s own bath….and one of them is on the ground floor.  The second floor offers all of the living spaces and as there are no bedrooms on this level the room is expansive.    The residence 2 layout in the Courts offers between 1,860 and  1,978 square feet (buyer to verify).  This home is near the entrance of the community so it is impacted a bit by road noise.  Generally speaking the homes in this side of 360 usally sell at a premium price.   As with all of the homes in Three Sixty this townhome offered air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.

Three Sixty Real Estate – 2021 YTD at a Glance

Here’s a quick overview of the real estate market in Three Sixty for 2021.  There have been 35 closed sales (as well as several off market properties) so far this year with the highest sale being a larger Terrace home closing at $1,440,000 and the least expensive a studio (on MLS as a one bedroom) in The Flats that sold for $630,000.  In general homes are selling significantly higher than the list prices.   Demand seems to never slow and prices continue to break records.

Take a look below at all of the homes that have sold in the gated community of 360 South Bay thus far in 2021.   As of 9/27/21 there have been 35 closed escrows in 36o with another 2 currently in escrow.  The average “list” price has been $989,000 with the average sale price being $1,030,000 meaning that most homes sell well over the initial asking price.    The lowest price YTD was $630,000 for a studio (listed as a one bedroom) in the Flats with the highest price of the year being $1,440,000 for a 4 bedroom Terrace home.  Average days on market is a pretty stunning 7 days before a home goes into escrow.  View some of the recent home, condo and townhome sales in the Three Sixty community.
