Take a look below at all of the homes that have sold in the gated community of 360 South Bay thus far in 2021.   As of 9/27/21 there have been 35 closed escrows in 36o with another 2 currently in escrow.  The average “list” price has been $989,000 with the average sale price being $1,030,000 meaning that most homes sell well over the initial asking price.    The lowest price YTD was $630,000 for a studio (listed as a one bedroom) in the Flats with the highest price of the year being $1,440,000 for a 4 bedroom Terrace home.  Average days on market is a pretty stunning 7 days before a home goes into escrow.  View some of the recent home, condo and townhome sales in the Three Sixty community.

It’s Almost Time To Go Back To School!

Well summer may not really be over but for the students out there it’s winding down. August 31st  is the first day of school for WiseburnCabrillo Elementary in Wiseburn School District  students.  Happy back to school and we hope it’s a little easier than last year.

The latest listing in Three Sixty South Bay is another studio unit in The Flats.  This is a really rare layout and ironically the last listing was also a studio in The Flats that is now in escrow.  It’s listed as a one bedroom as it has a nice alcove area that functions well as a bedroom but technically it’s a studio.  Some of the units have built more significant wall type features to seperate the space but this one still has the area open.  Click on the image on the right to see the Flats residence 1 floorplan.  As with all of the homes in Three Sixty this townhome offers air conditioning, has the incredible community amenities and is served by the award winning Wiseburn School District.

After over a year of ultra restricted showing requirements, jumping through paperwork hoops, and often extremely Three Sixty South Bay open houseschallenging showing conditions we’re thrilled to report that open houses are back. While open house opportunities will still be dependent on both the home owner and listing agents, it should slowly make the process of searching for an seeing homes much easier in most cases.

Another New Record Set – Top Floor Flats Condo Tops the $1.0M Mark!

Just when you think the real estate market in Three Sixty can’t get any crazier……another record sale happens.  5440 Strand was a 2 bedroom top floor condo in The Flats.  It was priced at $950,000 which was about right for a 4th floor unit with a larger floorplan and it ust closed at $1,030,000.  This is the first single level condo that we’re aware of topping the $1.0M mark.

This rarer floorplan featured 2 bedrooms, 2 baths and over 1,500 square feet. The top floor location means nobody above and nice city views and larger than normal balcony which always makes top floor condos highly sought after.

We’ll have to see what record is broken next!

No Open Houses in 360 and LA County…..But That Will Likely Change Very Soon

From the South Bay Association of Realtors:Three Sixty South Bay open houses

On Wednesday, May 12th 2021, the California Department of Public Health posted updated guidance on showings and open houses to their website, allowing in-person open houses in many jurisdictions. However, the Los Angeles County Department of Public Health has NOT yet updated their guidance to allow in-person open houses.

This means that as of 5/13 in-person open houses are NOT allowed in Three Sixty South Bay and Los Angeles County until the county guidance which supersedes state guidance, is updated to reflect this change.  Keep tabs on our Three Sixty open house page for any updates.

We will notify you of any updates.

SBAOR, along with other local civic and trade organizations, are in constant communication with the county and are working hard to get county guidance updated to come in line with the state’s May 12th update allowing open houses. While we anticipate that changes will be made soon, no changes have yet been made at the county level to allow open houses.
