12921 Union #107 Sells at $1,400,000

There were three home sales in Three Sixty in February and, without question, the big sale was a 4 bedroom attached townhomes in the12921-Union-Three-Sixty Townes that was listed by Matthew Barry of expRealty.  It was listed at $1,349,000 and sold for a pretty amazing $1,400,000 after almost a month on the market.  Congrats to the sellers.

The home wass a 2x townhome floorplan in the “Townes” with one of the largest layouts in the community.  Over 2,100 square feet on 3 levels with a layout that is pretty unique.  The home offers a ground floor “suite” that is ideal for extended family, guests or home office/gym given it’s separation from the rest of the home.  The second level is all living spaces with an open floorplan featuring open kitchen, living area and den.  The remainder of the bedrooms are on the top floor.

As with most of the “Townes” the balconies all face each other so not much in the way of outdoor privacy.

Welcome to the real estate recap for the Hawthorne CA real estate market last month.  It was a bit on the slow side with only 16 homes closing escrow. This slower market was pretty typical at the moment for other South Bay cities as well.

Of the 16 homes that sold 3 were in the gated community of Three Sixty South Bay (highlighted in orange below)  Especially impressive was the sale of 12921 Union #107 which was a 4 bedroom townhome that closed at an unheard of $1,400,000.

The average “list” price was $914,837 with the average sold price at $900,538 meaning homes generally sold below the list price.

The average price per foot was $601 with the average days on market 66 and rising.

After being pulled off of the market for about a month, the 2 bedroom townhome located at 12921 Mission #105 is back on the market at a slightly improved price.  It had originally started at $1,079,000 and had a number of price reductions before being pulled off of the market in early December when priced at $1,045,000.

This time it’s hitting the market at $1,038,000   12921 Mission #105 is a plan 1 townhome in the Townes.  This is a great layout as there are actually 2 additional spaces that can be used as offices, dens, or even bedrooms in a pinch.  Both bedrooms are upstairs and each has it’s own bathroom.  The top floor also has a spacious den area great for a multitude of purposes.  Main level features a formal living room (which can be used for just about anything) as well as a nice an open kitchen, living and outdoor deck.  Downstairs is a spacious 3 car garage!  The listing agent has square footage at 1,540 but builder data usually shows this closer to 1,630 sq feet.
