5550 Strand #106 Sets New Record Sales Price at $960,000

While we’re not sure what the current Covid 19 situation will do to the real estate market in 360, there’s no doubt that things have been fairly incredible from a real estate perspective up until this point. The recent sale of 5550 Strand #106 is a great example. This home sold at $960,000 which would have been unheard of a year ago. This was a residence 3 in the Townes. From Sizzle to Fizzle – The Big July Slow Down in Three Sixty

What should be an extremely busy time in 360 South Bay seems, instead, to have come to a grinding halt. As of 7/26 there are 11 homes for sale in Three Sixty which is WAY above the norm for the past few years. We blogged not too long ago about there being 7 homes for sale (which didn’t last long) and that was more than normal. Homes on the market are often now sitting for much longer than they had been just a few weeks ago. While some of this slowdown is likely due to the prices of a few listings, some are agressively priced and still seem to be sitting.

Day on Market

At the moment there are 5 listings with at least 30 days on market which is unusual. I can speak from experience that there are still a good number of buyers looking and interest rates are still very low, so the slow down is unusual. Summer is usually a very busy time for real estate in the South Bay but somehow this summer is different.

Good for Buyers

For home buyers looking in 360 this is a pretty advantageous situation. More listings….sitting on the market…means a more balanced real estate market and the possibilty of negotiating a better price or better terms. It’s been a seller’s market for so long that the change, while likely temporary, is definitely a blessing for home buyers. For the moment the likelihood of dealing with a competitive bidding process with multiple offers isn’t likely.

If you’re looking to buy a home in Three Sixty now may be a great time. Not only are there a number of homes to choose from, but there is a great variety. Of the 11 homes for sale there are 3 single level condos in The Flats, 5 are townhomes in The Townes, The Court and The Row and 3 are single family style Terrace homes.

Two Listings from 2018 That Shows Just How Crazy Real Estate Can Be

Buyers and sellers rely on realtors to help them determine a homes value and strategies when pricing.  While this is a large part of what we do and what we offer….it isn’t always as simple as it sounds.   “Market Value” basically fluctuates with each sale….sellers generally think their home is worth more than the last sale and buyers generally think the opposite.

Every once in a while certain listings come along that really wreak havoc on what values are and how they are perceived by buyer and sellers.  It’s challenging to explain to a seller that their home isn’t the same as the last sale of the same floorplan….maybe it’s location, maybe it’s upgrades and sometimes it’s just the lucky situation of a buyer simply wanting it and throwing “market value” right out the window.  While things like upgrades, location and condition definitely make a difference…..sometimes things just don’t make sense.

The listings below are the perfect example of why sale prices don’t always reflect what the market value of a home is.  In the summer of 2018 two Townes residence 3x homes sold within 2 months of each other.   Although these homes are fairly rare to market the median price at the time would have been a little over $1,000,000.  One of them was most definitely nicer than the other….it had been a model home, was slightly larger, was more upgraded and was a corner unit.  The other was a very challenging sale involving a bankruptcy and the uncertainty that goes along with that.  It was pretty basic and was definitely not a model home.  Having said that they were the same layout at the same time on the market.

One sold way over value at $1,206,000 and the other sold under value at $899,000.  That’s one heck of a difference.  It goes to show you why you can’t necessarily base value, whether you’re buying a home or selling a home, just on the last sale in the community.
