February was a big month for home sales in Three Sixty South Bay with 3 homes closing escrow.  One of the three was a residence 2 townhome in the “Row” listed for $1,135,000 and sold at $1,150,000 after only a few days on the market.

5419 Strand Unit #105 was listed by Holly Danna of Compass.

The residence 2 layout is fairly rare and offers an open concept floorplan with both bedrooms (dual suites) on the upper level.   This layout also features a split level living/dining area creating a living room with soaring ceilings and greatt natural light.

The sellers were the original owners and 5419 Strand #105 last sold in 2014 from the builder for $669,000.

There are currently 4 homes for sale in Three Sixty which is a nice start to the year.  One of the latest listings is a two bedroom townhome in the Row located at 5355 Strand #103.  The multi level townhome is a residence 2 in the Row featuring 1,680 square feet with both bedrooms upstairs.

The home is fairly close to the main entrance of the community so sits in a slightly busy area but far enough from El Segundo Blvd to minimize traffic noise.  The situation is a bit odd as it’s currently a rental and being sold fully furnished so pretty unlikely that a buyer would want the furniture included unless they are also using for a rental.

The latest home to hit the market in Three Sixty and one of only 2 current homes for sale is a 2 bedroom plan 1 townhome in the Row located at 5451 Ocean #102.

The home is Listed by Brook Billings of Compass.

According to the listing notes, the home has been recently renovated with the addition of hardwood floors and the bathrooms recently being reimagined and remodeled.  That said there are no photos of the interior due to the tenant and we have not been through so the condition of the interior is a bit of an unknown.  The home is definitely priced on the high side as the last two sales of the same floorplan  sold off market for $975,000 in April 2024 and $960,000  in November 2023.

5451 Ocean #102 last sold in 2017 for $715,000.

We don’t have much information on this home other than it last sold in 2021 for $875,000.  From the limited information we have it appeared to be in fairly nice condition.

After 206 Days on Market 5441 Ocean #107 Goes Into Escrow

It had been a bit of rough going for the townhome at 5441 Ocean #107 as it’s been on again and off again with a number of price reductions and was originally listed in July of 2023 at a price of $1,340,000.  Several price reductions didn’t seem to do it until this final reduction down to $1,220,000 at the end of January.

#107 is a highly sought after reseidence 3 floorplan and is in pretty nice condition but the real challenge is/was the location as it is right next to El Segundo Blvd and the traffic noise that comes along with that.

The home originally listed back in July for $1,340,000 but that was definitely a long shot given the location and what some of the same floorplan in better locations had recently sold for.

The popular residence 3 floorplan in The Row has 3 bedrooms on three different levels.  The ground floor suite has it’s own patio and is perfect for guests or extended family.   The primary suite is on the 3rd level with the main living level offering a spacious and bright layout with soaring ceilings, open concept floorplan and a guest bedroom and bath.  One of the other really nice aspects to the residence 3 layout is that the home has a very spacious deck off of the main living area.
