Can a 360 Townhome Reach These Heights? 5423 Ocean Lists for Almost $1.4M

The newest listing to hit the market  in Three Sixty is a residence 4 layout townhome in the Courts priced at a record setting $1,398,000.  To our knowledge this would be the highest priced townhome ever in Three Sixty by quite a bit.  We’ll have to wait an see if the market will support a number in this range but the highest price we’ve ever seen for an on market sale was $1,200,000 for the same layout about a year ago.  Only the freestanding Terrace homes have generally sold at a number like this.  It will be great news for owners and sellers if they get anything close to this.

The home is in great shape and wonderful condition.  The plan 4 “court” home features a nice layout with the first level featuring the kitchen, living, dining areas as well as a nice outdoor patio.  As the attached garage is on this level it’s not quite as open as the residence 2 layout but the tradeoff is that all three bedrooms in this home are on the same level.  One additional bonus is the 3rd floor loft that’s pretty ideal for a variety of functions from second living room, den, office to even a 4th bedroom in a pinch.

As with all of the homes and condos in Three Sixty the home enjoys air conditioning and is part of the award winning Wiseburn School District.

The home last sold in 2015 for $770,000

*As with all of the condos in Three Sixty the square footage shows larger on the original builder plans than the tax records.  Original builder plans showed 1,940 and tax records indicate 1,850

Market Watch Nearby – El Segundo Home Sales in June

While many people are under the impression that Three Sixty South Bay is located in El Segundo……it’s actually located in Hawthorne. Having said that El Segundo is just across the street so it’s good to keep our eye on the El Segundo real estate market as well.

June’s 9 home sale was a slow month in El Segundo compared with May which saw an extremely impressive 20 home, townhome and condo sales.

The average “list” price was $1,707,111 with the average sold price for homes that closed at $1,724,556 meaning that homes generally sold over the list price.

Needless to say home sellers are interested in maximizing the sales price of their home while minimizing costs.   Home staging is one of those potential costs and many sellers question whether it’s worth it.

The answer depends on the situation as many home owners have their home looking like it’s staged so hiring a professional stager isn’t necessary.  In most cases it’s definitely worth it.  From far more compelling photos to creating a real sense of home when a buyer walks through, it can mean the difference between selling or not and can make a big difference in price.  Most of the time you’ll get far more in sales price than spent on staging.   Staging has been proven to sell a home for more money….in less time. Although staging is not for every home, I will guide you through the decision of choosing staging vendors or virtual staging.

Staging can serve a number of purposes…..it can make small spaces look larger, it can “depersonalize” the house so that buyers can envision it being “their” home and not someone elses, it can create inviting spaces and removes some of the clutter we all have in our lives.

See the Hollyglen and Del Aire Homes that Sold in May

May was another solid month for home sales in Hollyglen and Del Aire in the South Bay city of Hawthorne CA.  Take a look at the homes that sold in the Hollyglen and Del Aire neighborhoods of Hawthorne CA during May 2022. These are the neighborhoods generally served with the Wiseburn School District. There were 10 closed sales during the month compared with 13 in April.

The average “asking” price was $1,054,490 with a median “sold” price of $1,145,200 meaning that most homes sold WAY above the asking price. The median price per foot was $845. See how those numbers compare with other months on our Hollyglen and Del Aire real estate trends and statistics page.

One of the home sales was in Fusion South Bay and three of the sales were in the gated community of Three Sixty South Bay.
