As we head into November, here’s a look at everything on the market this year (not including homes that were cancelled or withdrawn from the market) in Three Sixty South Bay. The year started off very slow with the first home sale not occuring until February. Things picked up a bit with a busy spring and summer but a slower fall. As of this post there are 3 homes on the market with all three having been on the market for quite a while.

In a year of record breaking sales, 5225 Pacific Terrace was another one. The 3 bedroom freestanding home in the “Terraces” was listed at $1,450,000 and closed at $1,490,000. This broke the previous record from 2022 of $1,455,000.
5225 Pacific Terrace was a fairly rare 3 bedroom home in the Terraces as most Terrace units are a bit larger and offer 4 bedrooms.. While still technically condos, the Terraces have no shared walls so are generally marketed at single family homes. The last 3 bedroom Terrace home sold just about a year ago for $1,400,000 so the very quick sale of this home wasn’t too surprising. The home sold after only 6 days on the market.
The home was listed by Gustavo Cardenas of Berkshire Hathaway HomeService.
The home last sold in September of 2019 for $1,085,000.
As with all of the homes and condos in the gated community of Three Sixty, the home enjoys the incredible resort like amenities including the “center” with multiple pools and spa, BBQ area, dog parks, community rooms, a state of the art fitness center and more. Enjoy gated living, central air conditioning and heat and the Hollyglen location means it’s part of the award winning Wiseburn School District.

Although the real estate market in the gated community of Three Sixty is not always the same as the broader Hawthorne real estate market, it’s good to keep tabs on what’s happening nearby.
There were 17 homes homes selling and closing escrow in Hawthorne during July, whicht was a bit of a drop from the 20 in Jun3 and 25 in May. 4 of the homes that sold were in Three Sixty and are highlighted in orange below.
The average listing price was $1,061,074 with the average sold price at $1,064,206. Hawthorne was one of the few cities that homes sold over list price in July.
The fact that homes generally sold over full price is a pretty clear indication that the summer market is alive and well. Homes averaged a fairly brief 31 days on market before going into escrow which was a week shorter than June.
