Update on the 360 Condo Market

Although the market is a bit slower at the moment, one element that hasn’t slowed is the condos in the Flats.  We haven’t seen many condos on the market in 2019 but the last 2 were only on the market for 8 and 5 days respectively.  Prices have been fairly steady ranging between $765,000 – $795,000 depending on the floorplan, layout and location.  Visit our Three Sixty recent sales page for the latest updated information.

Price Drops in 360 South Bay?

It wasn’t long ago that homes in 360 South Bay and “price drops” didn’t seem to go together.  In 2018 it seemed that almost every listing sold over list price, at list price or pretty darn quickly.  Either way homes didn’t sit on the market long enough to see list price decreases.  With the recent major uptick in available homes for sale, that has depressed demand a bit which has left some homes, especially the ones overpricced to begin with, in an unusual situation.

Of the 8 current homes for sale in Three Sixty South Bay, 3 of them have reduced the original list price.  What makes it even more interesting is that the price reductions haven’t seemed to have much of an impact as the three homes (as of 4/7) are still on the market.  Some of it is due to homes simply coming out priced too high as sellers want to exceed the previous high water mark and some is clearly due to a lessening of demand.  Only time will tell if this is a temporary blip or the start of a trend in 2019

7 Homes on The Market in 360 ….There’s No Better Time

One of the reasons that prices have continued to go up in 360 is that the demand for homes in the gated community never seemed to slow.Court home in Three Sixty at 12822 Manhattan Court  While demand is still strong there’s no doubt we’re in a bit of a slowdown in the 360 real estate market.  One thing that may finally settle the incredible “sellers”  market down a bit is an increase in available homes.  That seems to be changing and as of 3/15/19 there are 7 homes for sale in 360.  That’s far more than we’ve seen in the past few years and we’re aware of at least two other upcoming listings.

Buyers Being Able To Negotiate?

One of the challenges for buyers in the past years is that with the demand and number of other buyers, there has been very little ability to negotiate.  In a normal “balanced” market things are on a relatively even terms.  Homes sit on the market for a while, and buyers have the ability to try and negotiate good terms, whether that’s a good price or whether thats other items like repairs, timeframes, etc.

For Homebuyers Interested in 360….Now May Be The Time

New 2 Bedroom Condo in The “Flats” Hits the Market

**Update this home sold on 3/29/19 for full price at $779,000 but check the current homes for sale in 360 for other possibilities and the active MLS listings.

As of 2/2619 we now have 4 homes for sale in 360 South Bay with another few coming in the near future.  The latest listing is a 2 bedroom, one level condo in the Flats located at 13029 Central Ave # 303. This is a beautiful residence 3 floorplan with approximately 1,350 square feet (builder specs show 1,424)*.

Although it has somewhat of an interior location with views overlooking some of the other Flats buildings, the 3rd floor location puts you well above street level with a bit of a view. The unit was nicely upgraded when purchased originally with hardwood floors, granite counters, and stainless appliances.  This condo also features a nice deck, 2 car tandem garage and as with every unit in 360…the home also enjoys central air conditioning.  The home is listed with Charles Fisher of Re/Max Estate Properties

Currently 3 Very Different Layouts for Sale in 360 South Bay

**See updated information on the current 360 South Bay homes for sale**As of this post (2/23) there are three active homes for sale in 360 South Bay.  That’s not all that uncommon but the current listings are all quite a bit different.  Here’s what we currently have:

    • 5550 Boardwalk Dr  Unit#105 – This 1 bedroom is in the Lofts which is very rare.  The builder decided not to build more than one of the “Lofts” buildings so there are only a few units and they are, by far, the most unique in the complex.  This unit is currently listed at $695,000 and offers 1 loft style bedroom, 1 1/2 baths and approximately 1,149 square feet*.  HOA dues for the unit are $350 a month*  and is listed with Shoshana Shamoeil with SGE Real Estate.  Ironically another very similar unit, which is again very rare to see, just recently sold at $690,000
    • The newest listing is at 5441 Ocean Dr #101 and is a corner unit in the “Row”.  With high ceilings and a balcony, this residence 3  floorplan offers a very different feel from most of the middle units in the row.  Featuring 2,040 square feet* with 3 beds and 3 baths the home is currently listed at $1,099,000.  HOA fees for this unit are $421 a month* and is listed with David Brizendine of Compass.
    • The third home currently on the market is a single family style home in the “Terraces” at 5240 Pacific Terrace.  This freestanding home offers 4 bedrooms, 3 baths, and is one of the largest layouts in the Terraces with 2,423 square feet*  HOA dues for the home are currently $204 a month*.  Home is listed with Latasha O’Keith of Lamarc Realty
