July has been an interesting month with some homes selling quickly while others sit on the market a while.   We’ve seen a number of price reductions which hadn’t been happening in 2020 all that often and also saw several homes go into escrow in the past 10 days.

6 Active Listings With Several More Coming on the Market

It’s been an up and down year in Three Sixty in terms of the inventory and just how many homes are on the market.  There was almost nothing for sale at the beginning of the year and it seemed any new listing sold immediately.  Then came the uncertainties of the coronavirus and that seemed to slow the market down quite a bit.  As quickly as unsold homes started to amass just a bit we quickly saw just about everyone of those 8 homes that were listed sell.  After a month of only a few homes for sale we’re once again heading the other direction with 6 homes current active and 4 sale with another several homes we’re aware of that will also be on the market (or at least for sale) in the near future.

Another New Listing Hits the Market

The market is definitely changing and we’ve gone from no listings for sale to 5 at the moment. This is great news for buyers and our advice for those who have been eagerly looking is to be ready and prepared should the right home come on the market. Given that the lending evironment has changed (partially for the better as rates are phenomenal) it’s good to talk with a lender now so that you’re ready.

This latest listing is a residence 3 in the Row which is always a highly sought after layout with 2 large decks/patios, very high ceilings, great windows and light and an open floorplan.

3 Home Sales in November in Three Sixty South Bay

Market update:  There were three home sales in 360 for the month of November which is fairly typical but far below the record setting October.  The three homes were all very distinct with one single level condo in the Flats, a 4 bedroom townhomes in the Townes and and a single family style home in the Terraces.  See the current homes for sale in Three Sixty South Bay.

Are Sales Picking Up from A Slow Summer in Three Sixty

The real estate market in the gated community of Three Sixty seems to be picking up a bit of steam after a surprisingly slow summer, as two properties that have been available for quite a while have now both gone into escrow.  This may be a good indicator for home sellers as this may impact the sale of the remaining homes as well.  According to top 360 realtor Keith Kyle, “Three Sixty is a fickle market with buyers often waiting to see what other buyers will do.  Occasionally homes sit on the market and once one or two of them sell, it seems to motivate other buyers to pull the trigger as they think that they might miss out”

The townhome at 5565 Ocean #106 had been on the market for over 130 days before going into escrow.  The other townhome was at 5553 Coral #105 and despite quite a bit of interest and a number of offers, it also was on the market much longer than anticipated.  This home also went into escrow within a week of the home on Ocean.  As that was our listing we are a little biased but it was a great home in a very nice location and should have sold long ago.

High Inventory in Three Sixty Has Made for A Slow Summer

What should have been a very busy real estate market in 360 was just about anything but, with some homes that would have sold quickly months earlier sitting for long periods of time.  Although there has been no clear cut reason, much of it certainly has to do with the higher inventory.  This higher inventory seemed to be coupled with an apparent lower motivation by buyers.  What’s interesting in a market like 360 is that it’s somewhat easy to guage the state of things when the same floorplans that have been sitting sold quickly just months earlier.  It seems that this might be changing with a few recent sales of homes that had been on the market for a while, but the high inventory has definitely made buyers take a wait and see approach which was drastically different from the mentality just months earlier when things all seemed to sell in the first week.
