It wasn’t too long ago that there were several homes on the market in Three Sixty and all seemed to be sitting unsold for much longer than
usual. Was it a sign the market is slowing? It might be….but then all went into escrow or were pulled off of the market. There are 2 homes currently in escrow but only one still available and for sale.
The only home currently for sale is located at 5451 Ocean #105 and is a 2 bedroom multilevel residence 1 townhome in the “Row”. It’s now been on the market for over 70 days and a bit surprising that they haven’t lowered the price at this point.
This is a residence 2 townhome in the Row featuring approximately 1,460 square feet with 2 bedrooms upstairs, each with en suite bath. The entry level offers an open layout with kitchen to the rear, dining area and then living room. The home features a 2 car attached garage.
As with all of the homes and condos in Three Sixty the home enjoys the incredible resort like amenities of Three Sixty, gated living, air conditioning and is part of the award winning Wiseburn School District.

Welcome to the real estate recap fr home sales in Hawthorne CA last month. It was a bit on the slow side with only 18 homes closing escrow.
This slower market was pretty typical at the moment for other South Bay cities as well.
The average “list” price was $863,550 with the average sold price at $862,717 which was considerably lower than the $966,300 in October.
The average price per foot was $679 with the average days on market a fairly brief 29.
Only one of the homes that sold was in Three Sixty and was a 2 bedroom top floor Flats condo at 12917 Central Ave that sold for $1,025,000.

Take a look below at the homes that sold in the Hollyglen & Del Aire neighborhoods of Hawthorne during the month of September
2022. The biggest home sale of the month was, not surprisingly, in the gated community of Three Sixty. It was a 4 bedroom freestanding terrace home at 5240 Pacific Terrace that sold for an amazing $1,650,000.
There were 11 property sales during the month with an average asking price of $1,223,000 and an average sales price of $1,205,455 meaning that homes generally sold below the list price.

If you’re looking in the gated community…..but not only looking in Three Sixty this latest listing in El Segundo might be a great option. Just
listed last week is a 4 bedroom 3 level townhome in the small complex known as Waypointe in El Segundo. The complex consists of only 34 townhomes built around 2019 so they’re even newer than the townhomes of 360 which is pretty rare in our area.
This townhome is a corner end unit with only one shared wall. The home offers an attractive floorplan….. entry level features a 2 car attached garage and ground level suite perfect for extended family or out of town guests. 2nd level features the living areas with a very open layout similar to many of the homes in Three Sixty. As would be expected with a home only a few years old, it offers high end fixtures and finishes inlcuding quartz countertops, stainless appliances, engineered wood flooring and recessed lights. 3rd floor features the primary suite along with 2 additional bedrooms. Up to the rooftop deck offering great views of LA, the airport and mountains beyond.
The home is quite close to LAX so airplane noise is an issue but the homes were designed with soundproofing in mind.
The home last sold in November of 2019 for $1,000,000.
