After a few price reductions and about 2 1/2 months on the market, the residence 1 townhome in the Row located at 12824 City Drive #105 just went into escrow.
Listed by Listed by Sean Harty of 3L Properties, Inc., the home was a 2 bedroom residence 1 floorplan with 1,460 square feet on 2 living levels. The home was originally priced at $999,000 which (in our opinion) was a tad on the high side given that the last two residence 1 homes (in similar locations) sold at $960,000 – 12823 Manhattan Court #104 and 5451 Ocean #105 which sold at $950,000 but that was in the spring. The home had recently had a price reduction to $970,000 before going into escrow.

Welcome to the real estate recap for homes in Hawthorne CA. There were 22 homes and properties sold during September with a median sales price of $865,000. The average days on market (DOM) was 31 and average price per square foot was $599.

Price Reduced to $1,287,000

It’s been a bit of rough going for the townhome at 5441 Ocean #107 as it’s been on again and off again with a number of price reductions. It’s a highly sought after floorplan and is in pretty nice condition so it’s real challenge is the location as it is right next to El Segundo Blvd and the traffic noise that comes along with that. Having said that it’s starting to be a more attractive price at the new $1,287,000.
The home originally listed back in July for $1,340,000 but that was definitely a long shot given the location and what some of the same floorplan in better locations had recently sold for.
The popular residence 3 floorplan in The Row has 3 bedrooms on three different levels. The ground floor suite has it’s own patio and is perfect for guests or extended family. The primary suite is on the 3rd level with the main living level offering a spacious and bright layout with soaring ceilings, open concept floorplan and a guest bedroom and bath. One of the other really nice aspects to the residence 3 layout is that the home has a very spacious deck off of the main living area.

There definitely hasn’t been much to talk about in Three Sixtys neighbor to the south in the gated community of Fusion South Bay. There have been a historically low number of listings and sales in the community.
That has finally changed….at least temporarily…. with the listing of a 3 bedroom 2 bath condo at 5514 W 149th Place which is a G layout.
The home is in great condition and is a very nice “G layout”(click to see floorplan) with a split level design, good square footage, multiple balconies and open layout. We are thrilled to announce our latest home sale in the gated community of Three Sixty South Bay.
The home was well priced at $875,000 and the sales price of $870,000. The photographs didn’t really do it justice, but #301 was a very nice “residence 3” third floor condo in the Flats with hardwood floors, granite counters and more.
It’s pretty hard to believe but the last condos with the same floorplan sold just about a year ago for $977,000 and $955,000.
